For this (and most other title questions) I strongly recommend to have the person check with a trusted escrow professional. These people will be able to ask the right questions (was the property held in trust? what documentation do you have? etc.) and provide the best direction ("yes, it is a simple quit-claim" or "you need to check with your FA" or...) The service is efficient and either free or very inexpensive, in general, and they can handle all of the details. That's what they do and they do it all the time.
