OC/LA, San Diego, and Las Vegas inched up again from last month's numbers (reporting year-end for 2009 on the 3 month delay). The rest of the reported areas dropped, including the overall US index.

Any hypotheses on why?

Offhand, based on the mix of listings/solds that I've seen over the past few months, there are fewer really trashed properties selling.

I suspect that it is this change in the mix of the "condition" of the properties (not the "quality" of the properties, such as location and build specs, which are accounted for by repeated sales CS index), that is holding up/increasing the CS index lately.

Just a guess, though
