Can you build your own house in Irvine?

My wife and I really like the community in Irvine but dislike the whole sub-division thing. Are there areas in Irvine where we can buy land and build our own house?

Some people buy small, old houses and scrape them for their new McMansion. Other than that, or the Shady Canyon estates CalGal mentioned, there is no way to buy a lot and build your own house in Irvine

We would be building a modest, very modern house. I am guessing we can't even do that if we were to buy an old, small house given deed restrictions, associations, etc... Further, a teardown would probably be in a teardown neighborhood.

Turtle Rock seems to have a mix of houses, seems to be in transition (some original homes, some rennovated, some look new)

A 911 driver should have enough money to afford a Shady Canyon weed lot, definitely in a year or 2.

Anybody have any idea what one of those Shady Canyon weed lots is going for right now? I remember a price of $900,000 for a 1/2 acre, but I can't remember if that was Covenant Hills or Shady Canyon.
