I swung by these models. It looks like there have been a few threads for this development created then subsequently mangled. Hard to tell. I'm not even going to bother resurrecting those.

The homes are alright. The lots are cramped. The pool looks too small for the community. Any greenbelts advantageously gained by the denser PUD-style complexes of yesteryear are now useless drought-tolerant swaths of wood chips and future tumbleweeds.... not a place for children to play. That leaves only a narrow paseo between home fronts, a side yard on a zero-lot line, alleys, and a future(?) tot lot. Only three plans of the five were modeled. Closet sizes are impressively generous in even the smallest of the homes. That had to be my favorite part. It made me want to run home and turn bedrooms into closets. In typical new-home fashion, the kitchen island is bigger than the dining table and what seems like a matter of inches from the kit-din-livingroom, sorry, great room... where the back of your dining chair hits your barstool when pulled out, as in Residence 1. (In case you can't tell, I'm still not a fan of these spaces suffering from an identity crisis.) Some attention was paid to smaller details such as having pull-out drawers in the lower section of the downstairs bathroom vanities. However, when emphasis is placed on boosting bathroom sizes in the master, it's hard to imagine why they are A-Okay with letting the downstairs powder room be awkwardly cramped as in Plan 5. If you're looking for a smorgasbord of upgrades, I'm not sure this is it. It is 2016 yet solar panels are not an option at this development. And since the community is gated to vehicles but not pedestrians, you can still expect a knock at the door from the solar panel salesmen (who faithfully pay me a visit every week.)

The female sales agent is inhospitable, rude. Beware, she also speeds her Mercedes unsafely through the complex and into the tiny sales lot. The male is only a tad better. He can't be bothered.

Residence 3: 4 bed, 3.5 bath, 2 car garage. 2,285 sqft. From $762,990. July/Aug. No model.



 
Adding: The schools of residency are Foothill Ranch Elementary, RSM, and Trabuco. That is one advantage this complex has over Baker Ranch and the new community being built just S.E. of Foothill Ranch near Portola Hills.
