Just need a final vote before it becomes a reality.  147-unit condo with tandem parking on Bake and Portola right next to the MB dealership.

Elevations, floorplans and etc...

I hate tandem spaces but if the residents are required to park their cars in both spaces, I guess it won't impact parking much. Still looks really crowded. I think it will be a cheaper alternative to Baker Ranch.

Also, the 3 bedroom units have MBR walls shared with secondary bedrooms. All in all this is a really shitty project. There are better ways to sandwich this much buildable sqft into this lot. Bad job, Brookfield. Really bad.

Yeah, I wonder how much lower these will be priced compared to the equivalent Baker Ranch condos.  I'm sure someone will buy them for the the right price.  Parking will be a nightmare when it's full occupied.  At least none of the overflow would impact any other communities since it's completely surrounded by commercial/retail space.

I was reading the comments and many people seem to be quite upset about this development.  Personally, as I drive through that area, I always wondered why they have not developed anything as the dead space is pretty much an eyesore. So, I'd rather see condos go up than apartments. However, with Baker Ranch being developed, I think that more people may be accessing the local commercial area so additional retail could potentially go up with the influx of x,xxx people moving in nearby. I guess it is what it is though.

Yeah, this one seems very controversial compared to others.  I would assume the previous property owner and/or the city tried to get another dealership or retailers to be located here with no luck (how long has the old Mervyn's been empty?  Looks like it's finally being remodeled now).  I'm sure the local retailers will be happy to get more customers.

We looked it up, it's going to be a Hobby Lobby (freakin AWESOME- not.)

Seriously Brookfield, who designs these? You should reprimand your design team and forego bonuses and raises this year for releasing this absolutely inefficient, inconvenient, and overall unnecessary CRAP on Foothill Ranch. I'm not a pro and I could design better HD in my sleep.

Life is going to suck there. There will be nowhere to park, you're going to have the patrol Nazis narc'ing on their own neighbors for breaking the ultra-strict parking rules (per the files, the CC&Rs will require you to have a PERMIT to park a 3rd car, and you are required to use both garage spaces, even tandem first). I lived in one of these type of facist parking regimes when I was in grad school and it was the absolute WORST. Good luck having a guest over. Residents will take their car out of their garage and park it in an open spot to save it for a guest then go back in their garage, etc. Just the same stuff you have to do when you live in really old or really BADLY designed developments.

How is it that some other builders have figured HD out much better and Brookfield doesn't even have the decency to imitate/copy instead of dumping this terrible product on this community. Horrible.
