I'm surprised no one has pitched the idea of co-op living and creating an official <strong>IHB Community Living and Learning Resource Center</strong>. There is definitely enough capital here if we pool our resources together.





I have taken the liberty of finding two potential sites for this grand experimental community of the future. Unfortunately, neither are actually in Irvine. But we've all seen what sort of TRidge McMansions that $5M gets us... so can we really complain about these sprawling compounds in SJC for the same price tag? Besides, we'll need the space.

While both properties are fantastic, I am leaning toward the former for reasons I will explain later.





<strong>Phase one of IHB-CLLRC is the community living component.</strong> Although there are only ten bedrooms, living space is in the neighborhood of 24,000 sq ft. I am sure there are many extra rooms such dens, libraries, and lofts that can be converted into bedrooms. In addition, we can throw up some dry wall in the larger bedrooms to maximize space. In total I estimate we can accommodate 100 full-time IHB residents in this home.





The community government will be structured as an anarcho-syndicalist commune. By living in the commune, all residents over the age of 18 will each get one vote in community matters, in addition to agreeing to follow the by-laws and house rules. We will take turns to act as a sort of executive officer for the week. All residents over the age of 18 will have an opportunity to serve as EO, with the election of the new EO based on a Sunday evening tournament of Wii Tennis. But all decisions of that officer will have to be ratified at a special biweekly meeting by a simple majority. If we use the first property shown above, the EO will have the privilege of living in the 7,000 sq ft guest house, which will serve as the Executive Mansion.





<strong>Phase two of IHB-CLLRC is the resourcing and learning center.</strong> There are many of you here that feel school district is a key component of Irvine home values. Here we will have the added benefit of the shared real-time knowledge of all members of IHB. Residents will not need to send their children to school because there will be ample facilities and resources to facilitate the mental and physical growth of our children. Children, and adults, will learn a variety of topics such as personal finance, computer programming, real estate investment management, real estate valuation, architecture and design, business and contract law, commodities trading, accounting and taxation, criminal justice, culinary arts, and Irvine trivia. Land Values 101 taught by Professor IR is obviously a required course.





Non-resident members of IHB may choose to pay an annual club fee for use of the facilities (excluding living quarters and access to the Executive Mansion.) In addition they may pay bunk rates for overnight stays. Sleeping bags and roll-away beds can be rented for a nominal fee. Conferences, parties, and seminars are also additional sources of revenue for the community, which can be put toward facilities maintenance, utilities, or a surplus fund which can be used to purchase big screen tv's, construction of additional living quarters/bathrooms, or uniforms.

<p>Aside from term limits, I think the time frame needs to be extended....who wants to move all their stuff every week? Parking will also be a huge issue. Also, I like to sit on the couch watching CNBC wearing nothing but a sock; I assume the use of the media room will be covered under the by-laws?</p>

Parking will likely not be an issue. I see space for a hundred cars at least on the driveway alone, not including covered parking for 25. I will volunteer to sell my car and get a Vespa to save on space.
 
Would it be possible to change up the WII tournament on a monthly or quarterly basis? Add golf, baseball, and bowling. For tie breakers or unique votes, we could use boxing.





Will the resource and learning center have multiple Bloomberg terminals? If so, I am definitely in.
 
sigh... this is why communism doesn't work. let's just determine a generalissimo based on a combination of physical strength and irvine housing trivia. we'll rely on free mkt forces and revolution to expel the leader if necessary.

100 people is too many. If I were to set something like this up, I'd do 10 bedrooms only for singles or couples. Depending on the size of the bedroom, some will cost more for "buy in" and some less. On average each person (or couple) chips in $500k and pays monthly dues for maintenance and property tax. I'd also use an outside company to manage the property, and have maid/cleaning service come weekly.





Some space will be allocate for storage, shared office/den, etc. If couples bring kids in, we can furnish some lofts to boy/girl kid rooms and let the kids share a room together. Most of us work M-F outside, so if someone wants to telecommute from an office/den, it shouldn't be a problem.





Some rules will have to be implemented for guests, pets, etc.

<p>I suggest an "as God made you" designation for a remote corner of the property, indoors and out. </p>

the design of the house i can only imagine was intended for functional purposes as opposed to aesthetics. balconies on either side of the house provide a clear line of sight for lookouts. the small windows in the center tower and in the attic along the roofline are all excellent positions to place archers. the steep driveway leading toward the home is both a physical and psychological deterrent causing intruders on foot to tire easily, and those in automobiles to think twice about staging an uphill attack during a period of ever-rising fuel costs.
 
Well count me in on the Co-op. I'll take on the heaviest chore rotation and the smallest room so that I can get the most favorable room rate. Who's scrubbing your toilets this week (and the next)? Soul Brother, that's who.

<p>I second graph's rotating Wii Tournament suggestion, but I would replace boxing with a full-size Dance Dance Revolution arcade game.</p>

<p>Also, if ISB gets to scrub toilets, I call dibs on the rose and gardening duties. I'll even chip in for the riding mower:</p>
