Hi...i?m VERY interested in buying in Brightwater and am actually about to start with the contract papers next week. Today i was searching the internet and stumbled onto this post. Obviously i?mhaving second thoughts, but i would really appreciate some help. Unfortunately a huge portion of the posts are people attacking each other so i couldn?t really figure out which things i can rely on.



If anyone can give me an objective opinion on why i should or should not buy in Brightwater, i would greatly appreciate your input. I work 3 miles away so i don?t need to worry about too much freeway access. My family and friends all live in the nearby area. I?m conisdering buying a Cliffs property in the range of 1.5-2.0M.



i really appreciate some honest help. To be honest, i?m in love with the house and the neighborhood...it all looks very promising. I enjoy the fact that i?m a bike ride to the beach...i don?t want to be too close to main street so the distance is actually perfect for me.

First rule of real estate is not to fall in love with a home. Why? Because you will make an emotional knee-jerk reaction like overpaying for the property. I would sit tight and let prices come down and maybe pull the trigger this time next year or if you got money burning in your pocket then go to the builders and negotiate like hell with them because I'm sure they don't have buyers fall all over themselves to buy those homes.

I'm going to be buying in the low 1M range probably late this year or early next year. I will be buying in Irvine or HB (zip 92648) Here is my two cents:



1) I really wanted a gated complex for 1M plus I was disapponted thatt Brighwater is for me too easy access for everybody



2) Price per sq foot seems overpriced for not really being that close to beach.



3) HB Market especially in 92648 is still falling rapidly. Every day new price drops.



4) I'm concerned with the grass field behind Brightwater (Maybe you know what will go there) Will that block any view of the coast you may have.



All in all dude if the four items above don't concern you, than you should not show your hand to the agent at Brighwater and hit them hard for upgrades. Remember if they give you 100K in upgrades it is really worth about 1/3 of the price. (100K overpriced upgrades= 35K in real price upgrades. Don't buy into their BS about we at Brightwater don't need to lower our prices. Keep in mind people right now who can qualify for fianncing on a house in this range are in short supply. Use that to your advantage. Quick analogy. Ruth Chris, Flemings and Mortons right now all have a discounted dinner special. Who would of thought? Not me. So when they tell you we are by the beach and we don't need to give any special offers to you push and push hard. They may not lower the price but they can give you mucho upgrades. Hey if you can afford the mortgage on 1.5 to 2M enjoy buddy. I wish you the best of luck.

That grass area is the preserve. No one can ever build there. It's also the actual area pumped full of salt water...so you really can't build there.
 
brightwaterhelp- if you have 2 mil to buy a house why bright water? built on swamp land/ Indian burial ground. plus it it is near the mud land and it smells sometime. but to each his own. 2 mil is alot of money.
 
i'm not insisting on brightwater....i'm just at a point where i'm financialy capable to move and want to live in huntington beach on the coast. a brand new home is most appealing to me. i didn't want to live next door to main street so this was a good compromise. also, the higher end models really impressed me. the trails and sands did the exact opposite.



so i here is a question...if i'm in the market for a huntington beach home that is relatively close to the beach in the range of 1-1.5M does anyone have any suggestions?



Also...in regards to the liquefaction and such issues i'm curious...wouldn't the developer have to get proper permits from the city to build on such land...and to get such licenses wouldn't they have to go to proper measures to secure the land and make it safe? i'm not an engineer...i'm just curious and in the market...up until yesterday i was a DEFINITE to buy in brightwater...again because it was BRAND NEW and the homes are very appealing (cliffs and breakers)

Yep. Scope out the MLS at www.redfin.com.
 
There are some really nice houses right around where I live, Atlanta/Huntington streets, that are for sale in that range. There are even a few new construction, still being finished on Delaware, I think.

i was going to buy the cliffs. after research and reading all the posts on here, i decided against it. my main issue is that the smell. everyone i talk to that lives around the bolsa chica/warner area says there is a foul smell on hot days. i have yet to smell it, but it came from multiple trustworthy sources.



their first phase they only sold 3 homes in the cliffs and have 5 homes left. there's going to be more inventory and with more inventory means price drops.



the 2 lower level plans sands and trials. they opened last year and they are still in phase one! they just reduced pricing by 100k. it's only a matter of time before they reduce price on cliffs and breakers. i think 1.3 is the right price for the cliffs.
