Borders at the District

Since I am not in Irvine yet, can't seem to find anything online about this. Does anyone know what the now-defunct Borders at the District will be replaced with? We used to love that bookstore, it was one of the main reasons to go there, now I'm just keeping my fingers crossed that maybe, maybe, Barnes and Noble will take over!
(I did notice on the TIC website that they had a Halloween store there this season, but now what?)
 
My favorite part of that Borders was the sign they put up during the close out sale.

But no idea who would move in there.  Seems like the stores in the middle area have a lot less traffic and more turnover.
 
The District is going to have a hard time filling a space of that size. If you walk around that mall area, they have at least a 50% vacancy... it's sad.

Not sure if a B&N would go in there... but I can't really think of a store that would considering the poor parking and traffic situation.

And the District isn't a TIC project... the management company is Vestar... not sure who the leasing company is (if not the same one). Maybe they should give in like TIC and put some asian store/restaurant/something in there.

Hmm... you know... maybe a Spicy Crab would do well in The District.

Nah, you can only put a Spicy Crab in a location that has been a neighborhood staple for over 20 years.
 
You're right, it's not a TIC project, my bad!!
It's a shame though that it's half empty, we have great memories of the place. Somehow, the parking situation never bothered us, we'd park really far where there were plenty of spots and then walk.
 
Trying to create a "Main Street" feel in Tustin was a gamble and the Legacy lost big time. Cardinal rule in retail is the store must have a large visible sign and the front door is right below it. The shops at Spectrum's first phase are still financially struggling limited to internal access and no visibility.

This is a suburb and not an urban city. Stripmall like the Marketplace or the outer rim of Legacy works. Forget about pedestrian friendliness.
