For those who live or have lived in IAC apartments as renters which properties would you recommend for a single person renting a one bedroom to look into; conversely, which properties would you avoid? Budget would be around $1600-2100/mo.

I'm at The Village in Irvine Spectrum. Its brand new, best amenities in the city. We have 4 pools, w/ 2 jr olympics, countless bbq area, game room, movie room, underground parking, etc, etc. Place feels more like a resort than an apartment. Anyways, I like it there, and I got in at a good time, and locked down low rates. http://www.thevillageatirvinecenter.com/

Another good one: Villa Coronado off Harvard and Main

Places to avoid: Villa Sienna (too many college party kids), zero guest parking, and very pricey

Woodbury Place. It is detached or minimally attached as a duplex. There are windows on four sides or 3 sides. There is a conventional 2 car attached garage for immediate direct access. The author of this project also designed all the detached condos for sale.

The designed units took care of the 4 bad things regarding apartment rentals: Long walk to parking area and finding your car got ding by the cars parked too close to yours, banging headboards past mid night, foot noise from the units above, sound of your neigbors' toilet and shower at 5am, and taking your trash out to the dumpster every day.

Detached apartment design took care all of the mentioned negativities.

I think IAC owed me some commission.

(I apologize for insulting renters who drives, have sex, walking in their unit, shower, take a dump, or take out trash) Those of you who do not do any of these things I will find a way to insult you later.

Woodbury is a nice place for the money. I'd try to find a homeowner who is in a situtation and needs help. But only if they are good people. Otherwise i'd just stick to woodbury.

Good luck

I'm am actually going to defend Villa SIena here. I lived there for a year before moving to Quail Hill. We had a one bedroom Apartment with a nice layout and paid 1660. I am sure it is a bit more now, but they are always having move-in specials. The complex is so damn big it always has a lot of vacancies. I don't have anything good are bad to say about the staff. As far as parking is concerned, there are TONS of vacant spots, within the residence area. Just keep your eye open for spots that are never taken. I parked my car there for a full year!

We never heard ANYTHING when we lived there. I didn't see any of my neighbors, it was unbelievable. Nice actually. The pools are pretty nice. During the summer it sometimes turns to a "Persian Pool Party", but hey...you may be into that sort of thing. It is centrally located right near the 405 freeway, close to MacArthur/Jamboree and Newport Beach. For a single person I'd definitely check it out.

Wow! How did they map the district? Is it because SNA airport and the area directly south of there is contiguously connected to Santa Ana. Will CPW be subjected to similar school set up since it is just across the street and closer to Santa Ana?

>>Beware, Villa Sienna is in the Santa Ana school district.<<

is it really??? i'd be pissed if i were a parent living, with uni high just a short drive away.

I am in Quail Ridge.

As BK said. You can hear the people above once in awhile. I can handle the trash and the mailbox thing OK. For a 1 Bedroom with attached 1 car garage I am in at $1900.00 A bit pricey but not that bad. I wanted the garage for my car and it was one of the main reasons I got this place. All new inside granite. Big double sink bath and its a good sized bath. All new appliances. Nice outside Washer and Dryer. Small little patio. I would say about 50% of my neighbors are Asian and very quiet. Seems like the Vacancy Rate is up. Lots of parking late at night. Not a big party place only a couple little events after living there for a year. Pool and gym are nice and the place is kept in great shape. The Albertsons and the shops close are nice as you can walk the distance and its very safe. I used to rent in Orange for 5 years. I started to fell like I was living in Tijuana after the family of 22 moved in below me. 92603 is very nice as a change from 92869.

Oak Glen, in Oak Creek, is where we currently live.

For the money, you get a fairly well equipped apartment, nice amenities, and friendly staff. It's loud, as the sound carries from the street into your unit. Also, the 2/1 unit is a bit tight for a couple and their cat.

Having an enclosed garage is nice for storage, though they do require that you be able to fit a car in there. Good thing my wife has a small 2-seater!

We're currently paying $1980 month to month, including a $50 cat deposit...

Tried going over to Orchard Hills a few weekends ago in the early afternoon...office was inexplicably closed since it was well within what the open hours were - no notice saying they were out touring the community or anything

Also checked out Woodbury Place, and it was sweet. Only wish it was closer to work for both of us (we work off the 405, not the 5)

I live in Woodbury Lane and loved my 1 bedroom. If you go get the one with all the windows. I now live in the two bedroom and the set up feels like a shoe box. I still love the complex and renewed my current spot. Upgraded and you can use all the Woodbury ammenities. However, when I was single I lived in Villa Siena. Very fun and the Village looks amazing. I would be at the Village if I was single.

IRVINEITEEE,

That was exactly how I felt. Wonder what prompted IAC to put custom paint, designer carpet, nice window coverings, SS appliances, granite, and crown molding to these apartment.

Well what I was thinking was that IAC wants to make their new apartment complexes feel more like homes so people who can't buy a home can feel more like they're in a home. I noticed they even made the entry doors look less like an apartment's.

IRVINETEEEE,

The price does not refect the condition, I think TIC is going agressive to promote Orchard Hills. These apartments are fit for turn-key model-like condos.

to caliguy -

>> Also checked out Woodbury Place, and it was sweet. Only wish it was closer to work for both of us (we work off the 405, not the 5)

actually woodbury is a lot closer to the 405 than you think..it's only 2 miles when you go down sand canyon...and right now, sand canyon is a pretty smooth drive. if you still think the 405 is too far, then you can take the 5 south... take the first exit which is 133, then the second exit which is the 405. i wouldnt recommend taking jeffrey (from woodbury) to the 405, it will take twice as long than sand canyon to the 405.

every month i visit the ikea area which is right off the 405. from woodbury 405 @ sand canyon, it takes me about 10 minutes, whereas before when i lived at 5S @ culver it took me a little more than 15.

we live in Woodbury Court and love it...

The staff is great ...they sent balloons to my door on my birthday!....everytime we have any little request like turning down the water heater, they get on it immediately then follow up to make sure you're satisfied... everyone's very friendly..

plus it's brand new, granite countertops, it's pretty quiet, plenty of parking, plenty of windows (8 in our lil 1br)

let us know if you're checkin the place out! we'd be more than willing to split the referral check. :)

another tip that i posted awhile ago...if you move into an apartment and you don't know anybody there to split the referral award with.... list "rent.com" or "mynewplace.com" as the referral and they'll (the website) will send you $100 referral bonus! worked for me...
