I went by the office today and thought they were nice. Anyone have any info on these condo's? Price has dropped to $326K for a two bedroom. I would like to see them at $250K. Do you think that will happened and are they worth buying?
 
I have driven nearby these a few times but haven't actually gone in either. I agree that they also look like apartments converted to condos, but they're being sold as new homes so I guess not.





That immediate area is also just OK - you are sort of close to the "bad" parts of Laguna Hills, if there is such a thing. There is an apartment complex just down the road that's sketchy for south county standards.
 
Yes they are converted apartments. They have no garages. I am trying to make this a future rental so I am find with no garage. It looks like people bought these at $400K when they first come out. Is converted a bad thing?
 
Generally speaking, apartment conversions will lose their values the fastest in a bear market. That's not to say that there aren't some nice apartment conversions, so you have to evaluate it on case by case basis.





I personally wouldn't buy a 2 bed condo without a garage. If the street and guest parking is iffy I'd demand 2 car garage. If the neighborhood has plenty of street/guest parking at 7pm, then 1 car garage might be OK.
 
<p>I have heard that apt. conversions are not built like condos/townhomes. The walls are not as thick and insulated. Unless the builders had the walls re-done. </p>

Funny, I need to dig up the article from the 2004 or 2005 OCR article, about the guy buying in here at full price. He was rather bullish, and paid near $500k for the unit that is going for less than $400k. That has to suck. Well, converted condos always make a comeback don't they?
