'Bella Rosa' inside of Northpark Square

I have noticed there is a small gated-community inside of Northpark Square. Anyone knows anything about this little community? I couldn't go in to explore due to the gate... Is this community ok compared to Northpark or Northwood Pointe? What's the beauty of this community?
 
It pretty much has the same type of stucco boxes as the ungated parts of NPS. It does have some paired attached homes that look kind of nice (see the listing for the REO at 15 Evensen), and there is one set of homes (don't know the name) that are more NorthPark than NPS. Density is equivalent of the rest of NPS. The gated portion has their own pool area and I believe a gym area near the pool.
 
I thought I read somewhere that this was originally for retirement but they changed their mind when they couldn't sell everything?



I know someone who lives there with children and they dont like it since the neighbours are all old and they are considered the outcasts. The neighbours also have nothing else to do except complain.

I know that was true for one the housing developments (it borders Bryan and Rubicon) because most of the plans were single story. Other SFRs in the tract are two story.

Vinter's Reserve is a wonderful tract for a 1st home buyer. Single Family feel without the Single Family Price. Now if would just go down a bit more in pricing!



Bella Rosa is one of the few (if not the only one?) subdivison that has a gym included in their HOA which is kinda cool I guess.
