I've heard that Avenue One has literally become a hotel. That a good portion of it has been sold to marriott and that there's even a sign out there on the corner. I haven't been by there and I can't confirm, but if it's true, how lucky are those residents of that HOA, they won the lawsuit lottery (maybe).
 
That wouldn't surprise me. When I visited a model, I thought it was a hotel, only with smaller rooms. The apartments across the street were nicer.
 
They did have a valet to park your car and they did have a big lobby where you could "check in". I don't think the restaurant was completed yet (I was there over a year ago), but there is certainly the right set-up to add a bar and a small diner. As I recall, there was a clubhouse with several flat screen TVs.
 
I live at watermarke the complex right next to Ave One, and I didn't see any signs... The valets I think are still there, but they just park your car so you can go visit the models or an open house. I'm not too sure how many units are left to be sold by the builder.
 
My Wifes office is directly across the street from Ave one on Jamboree...in fact Ave one is her view.

I asked her the other Day if she had noticed any signs and she said she never pays attention but the last time I was in her Office I could only see evidence of 4 or 5 being occupied..

It is clear you know nothing about avenue one, and you spend way to much time on this blog. You should leave the house and go have a look and provide some proof of the BS you post.

I drive by this property frequently and visit it about once every few months since my friend lives in one of the units by the basketball court. Avenue One is an absolute bloodbath from Hell. Remember the "Deal of the Century" they had a few months back?



jcaraway was only posting this as a rumor, not a fact. Let's cut him/her a little bit of slack.

Still too for me to buy. But nice to see the price reductions. i might be moving in there as a rental as I found a good deal. All high costs aside, what do you guys think of these condos to rent? I'd say much better than the older traditional apartments around in irvine.
 
depending on the location, the complex can be extremely quiet or social. its sort of luck of the draw regarding your neighbors. there are a lot of empty units. here's a reference pt -- my friends just rented a 2br unit with the upstairs loft on the 4th floor. $2100/mo.
 
Yeah, there are a lot of empty units. The guy I spoke to that lives there thinks there is a lot of vacancy. A good thing if you want space and quiet. Much better than Villa Sienna though.



The guy's parents paid like $600k for the 1037 sq ft 2/2 two years ago. Now those units are listed for under $400k. For $600k today you can buy a nice 2/2 in the Marquee towers next door.
 
We lived at Ave One for 6 weeks after moving out here (corporate furnished apartment.) DH was there for 4 months before we joined him. The place was deserted. There was an unit on the ground floor that started at something like $650 and kept going down, down, down. Looks like they got someone to rent it - but the last price I saw for renting was $1300/month. Way more than I would want to pay for a unit that sits right outside the clanging gate to the pool.



Some issues -

* We had to walk quite a way from the parking deck to our apartment - which was a drag with groceries.

* You could hear *everything* upstairs and down. I swear I could hear the guys upstairs peeing when I was in our bathroom. And I knew that their bedroom door squeeked just like ours did because I could hear it every night.

* Never, ever enough hot water - this was a problem for us as well as for another relo person we know living there. And they couldn't/wouldn't do anything about it.



All in all it was horrid. IMHO. DH & I laughed when we read the "advertorial" in Sunday's paper urging a quick offer and close because it was almost sold out. If it's almost sold out then the people are hiding because we hardly saw anyone there.
