Astoria vs The Plaza vs Marquee

Thanks to all the advice from my first post, I found a few properties that I'm considering leasing. My choice is now between 3 high-rises: Central Park West Astoria, The Plaza, and Marquee Park Place.

If anyone has any experience living there or otherwise knows something I should consider, please let me know.

All of these looked nice, and the price is in the same range ($2500-3000). I decided I can live in a tower after all, and the feeling of quality of finish and amenities is just so much higher there than in townhome communities.

For example, some people commented on this forum about the danger that Astoria won't have enough cash to have good maintenance now that it rents instead of selling. And it seems Marquee is not quite as high quality as the other two - but this is just based on my cursory look.

Thank you!

I live next to people who live in The Plaza and they come off snooty, very angry, and old.  Doesn't seem like the place to have fun.    Here is an example of the people you can look forward to living with.  My friend parked their car in front of the Plaza building to run and check their mail at the Ave 1 mailbox.  Yes its wrong and annoying to Plaza folks though my friends werent blocking anyone or gates.  A guy pulls up in a high end beamer and says something along the lines of my friend taking her low class and moving it to the poor building.  Mind you my friend came from work dressed up and she was in a freaking GLK.

For young person, why not the high rise off of MacArthur?  I dont know people who live there but have friends who do and they say it feels like a vegas poolside lounge on weekends.

Ouch .. not cool. For what it's worth, the front desk security people at the Plaza are very friendly. Too bad about the residents though.

They are all probably bitter because their high end apartments...errrrr high rise condos....are worth 50% of what they paid for them.  haha

Yeah I don't get it. How can someone who lives in a condo that is basically a "prime" example of the "sub-prime" implosion act snooty towards anyone?

Man... Astoria is loud as hell because of the freeway. Windows don't open, except one tiny mini-window, to prevent suicides. Apparently walking out onto the balcony and climbing over the railing takes too long for someone seeking instant gratification in death. And ugly inside compared to the other two. It's a disgrace, I can't believe anyone rents that place.

Marquee is loud because of some stupid central building fans, not sure how they could design it that bad. And amenities are clearly subpar compared to the other two. But otherwise very very nice.

The Plaza appears is the best of all three in all respects. Unfortunately, everything they have available is priced out of my range, except for one weird unit with marble floors. Who in the world would want marble floor instead of wood, this is just silly.

I'll take a look at Essex Skyline next week, despite the scary comments from residents about the cheating and evil property management company, and despite the complaints about poor maintenance (trash left in the hallways, windows never cleaned, etc.).
