Hi, new to the area and to home ownership. (Currently renting---crash market crash!)

I'm curious about the HOAs and the regulations for each of the developments. Is there a resource to see what the rules and regulations are for each of the developments? Do some HOAs have better reputations than others?

It seems like a material part of the bargain, but doesn't seem to be part of the general discussion. Although, maybe it is, but only later in the buying process.

Any info would be appreciated.

Thanks!

Yes, the HOAs and regs are different for each development. You will have to look at the CC&Rs to determine what the specifics are. Some of the best and worst stories involve HOAs, including how many cars you can park, whether or not you can park on your own driveway, can fine you, attach liens on your property and in some cases, foreclose on your home for as little as a few hundred $$ over unpaid dues or fines. Personally, I feel many communities do fine without HOAs, but in Irvine, it is probably the norm to be expected.

One of the most eye-rolling worthy... My mom's HOA threatened legal action when her lawn had not been mown in about 3 weeks and a few blades of grass trickled over the curb. "Fix it or see you in court!!!"

A house that I was renting got fined because their shutters had faded mildly over the course of three yrs, so they were not the exact same color of all the other houses.

It sounds like the HOAs / CC&Rs can be a source of frustration, but not enough of a factor to scare people away from any specific place.
