Anyway to figure out how much of purchase price was upgrades or closing costs?

In this market builders are throwing everything in including the kitchen sink (literally!) If there are a couple homes that recently closed, can I figure out how much of that was builder upgrades, or how much the builder credited the buyer back in closing costs? i think it would be a good negotiation tactic for me.

Easy. Knock on the front door and ask the new owner. 5 seconds of embarrassment may save your five figures of $$$.

City records the title transfer, and includes information regarding old vs. new owner's names, the purchase amount and date, and amount of mortgage loan placed against the parcel #. Nothing about the purchase contract is recorded.



If you are uncomfortable asking someone about their home purchase, consider asking a trusted friend to ask on your behalf. It's simple, effective, and also gives you the benefit of meeting potential neighbors, who have a real impact on whether people love their homes or hate them.

Sadly, that is the truth. You would be surprised at how many people will show you their home, whether they love it or hate it. Hell, in high school I knocked on the door of home that me and my friends loved up on the hill, and the owner gave us an enthusiastic tour. Just go do that. Or, if you have an appraiser as a friend, they can call the builder and get the upgrades list for you. It might take some time that way though, as the builders do not have the staff they once had.

I agree with IR2 and Graph. Most people are proud to tell you how much money they saved or the "deal" they got from the builder. When we bought our house, we walked around the neighborhood and asked questions. We wanted to know if people liked the neighborhood, if the neighborhood had any problems, etc. You would be surprised what people will tell you.
