Any thoughts on Harbor Station in Aliso Viejo?

I went in to look at some models at harbor station and noticed they dropped prices of 1525sf 3/2.5 townhome to 443K and also giving a few incentives (appliances, upgrades, etc). Anyone familiar with this area?

according to their website, i think its exactly the same. Shea has a buyer protection plan where they will give buyers any price adjustments if the value of their home goes down within the 1st year. I think thats why they are holding the price so high still.

Aliso at $300/sf? Sounds a little pricey to me. I'm thinking this should go for $200-$250/sf. If you give me the address I can run some comps to see where similar properties are pricing for. What's the HOA and Mello for this unit?

I've been lookin at AV recently and it seems like a nice area. What made you decide not to buy there?

The high HOA (300/mo) and mella roos kept me from buying. If I was going to pay that much for townhouse, i might as well spend a little more and get a bigger place in Ladera.
