Aliso Viejo vs. Yorba Linda

Why is Aliso Viejo more expensive than Yorba Linda. Since schools seems to be better in Yorba Linda?

My guesses:

1. More of Aliso is newer than Yorba.
2. Aliso is South OC and closer to beach.

3. Yorba is earthquake pronezone (entire california is, but...)
4. Yorba has 91-only-access, Aliso has 405/5/73-access
5. Aliso has more Tech companies than Yorba, hence more job opportunities...

6. Yorba Linda is much hotter during Summer. 
7. Many parts of Yorba Linda gets very windy in the afternoon.
8. Most of Yorba Linda is in the fire hazard zone.
9. Yorba Linda has 91-only-access.  I know it was mentioned already, but it should count double since 91 is always a mess.
10. Yorba Linda has much more smog.
