As part of our relocation to Irvine package they are helping us find a place to live which includes a coordinated tour of potential rentals.



The coordinator said we could find a house instead of going with the Irvine Company if we wanted, so I asked about foreclosures leading to tenants being evicted with little warning.



She said going directly through a private renter can be more risky, but that if you go through a real estate agent instead, they will do the checking for you and make sure you're safe.



Does this sound accurate and possible?
 
That makes me wonder if the coordinator has some connection with the agents. As far as I understand, my company is paying the coordinator separately, so I don't think she makes any commission on it. Though it is true that if we choose a rental she finds through an agent, that agent will make some commission. But not the coordinator.



We're also coming from more of a "We'll just go with the IAC" angle than a "We were going to look private at first but now are worried"



We got worried about privately rented places after reading these forums, not from listening to the coordinator. I brought it up with the coordinator first.

That is, unless it's <em>owned</em> by a realtor.... :)
 
I met a woman while wine tasting in temecula a few weeks back who used to be realtor but now is doing exactly what you're describing. Running backgrounds on rental properties for people (only in the temecula area at this point). But she was offering a guarantee w/ her service that the house was good for at least 90 days. I don't know what they gave you if the place wasn't good for 90 days though... but if you do talk to an agent ask what kind of a guarantee they can give you, if anything.



It definitely sounds like an interesting business opportunity. Start a web site for property owners that want to rent their houses that will guarantee they won't sell out from under you and aren't F-ed Flippers!



I am sure there are plenty of true "landlords" out there that aren't looking to sell their property and have owned it for some time but man it's difficult separating the crap from the legit stuff.
 
I guess if a company like that really wanted to put their money where their mouth is a good guarantee would cover finding a new place and paying moving costs to move you into it.



Sounds like the best you can do is try and estimate how much they owe on the house compared to what it's worth and how long they've owned it.
