Looks like they have a webpage and floor plans are up.  Starting from high $400k.  I'm looking at a starter home so this interests me.

They also have The Branches @ Woodbridge and Willowbend @ University Park which have no MR and low HOA, but are probably priced higher than starter home prices.

Based on that second image...I can just imagine what a pain it will be if you try and pull out of your garage and your neighbor just happened to park their Mercedes/BMW/Lexus/Range Rover width-wise across their garage.  And you can't say it doesn't happen because I know a lot of people who park their car like that in the motorcourt setup.

Looks interesting, but being attached an attached condo will jack up your HOAs and make you take a hit on your interest rate.  Also not to mention the high MR's already there.

In my opinion, if I were to choose a William Lyon home, I'd be looking at the ones in Quail Hill.  IF you can find one there, they are going for about the same price and location is more desirable.

I kinda like the tandem style garages.  They have this at the Northwood Pointe tract of Lanes Ends I believe.. love those cottage style homes.
 
These look interesting. I'd like more detailed pricing info.

Model 1 is too small for me.
Model 2 -- don't like the bedrooms on different levels.
Model 3 -- worried its going to be too pricey.

Other problem obviously is that it's close to the landfill...

I have not seen any of my neighbors wash their own cars at home. Just go for the drive thru car washes at AM/PM.

For car guys like me, it's blasphemy to run cars through car washes.  Double whammy if they dry your car in the sun which will cause "spider webs" in your paint's finish. 

A couple of my neighbors are car guys too and they're always washing their cars in the motor court.  Luckily, our motor courts have a "straight through" design so it doesn't inconvenience anyone else.
 
Went with a friend to tour the condos in Irvine:

Bang for buck, I think these are the cheapest per sq footage.  A condo, their Plan 2 with faulted ceilings is rare nowadays.  Caserta is a re-hash of Santa Barbara in Woodbury with new upgrades.  $673,000 for attached :(.....I remember passing up for investment, San Mateo at $620,000 a while back.  Luna feels like a bat cave when you enter but dressed up nicely and marketed as a detached even those 1 inch separates the units classifying as a detached for some.
 
thanks- agreed - they do seem the most VFM vs Caserta- Luna seemed too dense, though Luna Plan 3 interests us- don't want to invest in a home that is against a wall - lambert ranch on the other side!! - we love the plan 2 in agave as well and the 20 feet ceilings....... we will srsly look at buying perhaps - as it has nice rent / investment potential as well....
 
Does anyone know how much a new build, 3bd, 2.5 bath attached condo (in general terms) in Irvine would rent out for?

Standard upgrades, etc.  I heard $1.50 - $1.80 is going price for sq ft for rent in Irvine depending on location, etc.

If someone bought a new $600k condo, put 20% down, had a payment of $3,200 total including HOA, taxes, insurance, would it make sense to rent out for $2,800 or would it even go for that.

I'm talking about buying in Caserta, Luna, Jade or Agave.
