92603 premium?

<p>It seemed a year or two ago that there was some kind of 92603 premium (ie. prices there were higher for the same thing elsewhere in Irvine). Certainly, if you go to Turtle Ridge and look at the asking price per sq. ft., it looks that way. However, it feels like some of that premium is going away (see examples below). Has anyone else noticed this?</p>

Well. . . Tall Oak is its own special story. But that makes sense about a 92603, during a run up when everyone is just spendin' the high end of anything inflates more in proportion to everything else. Like with an overinflated balloon, that first **poot** of air is most pressurized and comes out the fastest. Also, 92603 has higher HOAs than other neighborhoods, the shrewder buyer is factoring that in more.
