Well I rent from MANSURUL HOQUE and recently moved in to the above address on May of 2007. We pay $2496 a month in rent to MANSURUL HOQUE. Just about a month ago we started getting foreclosure notices from lawyers in the mail addressed to MANSURUL HOQUE. So we called him and asked if everything was ok and do we have anything to worry about? MANSURUL HOQUE stated that everything was indeed ok and we have nothing to worry about. Now Yesterday I find out that they are going to foreclose the house and the bank will not allow renters. So I have 3 months to find a house. MANSURUL HOQUE purchased the house in 11/2006 for 760,000 with $0 down. And has not paid the mortgage since. So the tenants prior to us paying the same around 2400 a month from dec of 07 to us paying the rent from may to June I presume his profits to be around $22,000.</p>

<p>So how do you know whom you are renting from is infact a legit landlord?</p>

<p>How do you know if the mortgage is up to date?</p>

<p>Why are people like this allowed to buy houses?</p>

We are getting big enough now we probably do need some kind of general disclaimer on the entire blog.

Todd, I'm assuming that you've stopped payment to your landlord?





Look on the bright side, you're going to get 3 months of rent-free living at the expense of having to move again.

<p>I am not telling you to pay or not to pay rent. If you do not pay, your landlord can file an unlawful detainer to evict you, which will show up in public search, this makes it hard for you to rent in the future.</p>

<p>Me, I just leave asap after I recoup my security deposit. Good luck.</p>

<p>My sister was scammed, by a group who committed appraisal fraud, on a property she funded a loan on.</p>

<p>The scammer put a renter in, then when things came to light and the tenant didn't pay, they actually did file eviction paperwork as NIR says.</p>

<p> However, when everyone went to court the judge threw it out.</p>

<p>This is only a anecdote - that may or may not be the case every time.</p>
 
<p>Yes, only if it is not a true statement of fact. Then it would be libel. Slander is an untrue oral statement of fact. Of course the burden of proof is on the plaintiff in such situations. This may also fall under diparagement if there is a business tied to the name and if it can be proved the statement was made with malicious intent.</p>
 
Truth is an absolute defense to libel/slander.





The basic facts of the post (who owns the house, address, purchase price, and date of purchase) are accurate. As for the rest, I can't confirm or deny.
 
I do think that some of the people I deal with are jokes though. . .





BTW: The goal is not trying to win a litigation...it is to avoid getting sued in the first place. Once you get into litigation, you lose already (costs and legal fees). . . Don't tell anyone that I told you that, I'll get disbarred. . . .
