Folks,



I have been a reader on this blog for quite sometime and understand the risks associated in buying in today's market. Having said that, when you have kids and you are looking for a "home", your perspective may change. We recently found this in Northwood. The house is near Canyon View, a school that we like. The seller is asking close to a million dollars. Does anyone have any info on this property, general area etc. ?

<p>Needs a good bit of work inside IMO. Pretty much everything is original builder and was not upgraded much at purchase. Backyard is completely concreted out. The house is very close to the gate, so it gets a bunch of cars exiting out to one of the main arterial roads there. I have two young boys and I find the location unacceptable for my family...</p>

<p>Personally, I'd pay $850K for it tops as I'd have to sink $75K into it to make it what we'd like. Rip out and redo all the flooring, baseboards, redo kitchen counters (I think it has Corian), put up some crown, landscape the backyard, etc. </p>

You are right about the location being too close to the gate.

This just seems more reasonable in pricing compared to the Wedgewood properties. Considering how bad things are, there is not that much inventory in this price range and in this part of Northwood.

<p>I'm hopeful for some declines in that area over the next 6-12 months to get on par with the rest of Irvine. If that doesn't happen, I think we'll end up buying in Tustin Ranch to get the Peters Canyon and Pioneer school set. Peters Canyon is also as good a school as Canyonview and Pioneer is probably a better junior high than the Northwood IUSD equivalent.</p>
 
Thanks for the info. The Mount Vernon property is 2400 but still seems more reasonable.

Tustin Ranch probably has better value and you are correct about both Peters Canyon and Pioneer being comparable to CanyonView and Sierra Vista. We just want to nail down the high school(NHS) as well, but Beckman would probably come along by the time my kid goes to high school.
