You can pretty much cross birch trail off the list. They have one home left. Address number is 144. It prob won't sell for awhile.
 
I heard Luna is basically sold out as well, just sitting on 2 or 3 of the plan 1 (the 3 story model). They are basically fully completed with certain upgrades for 30 day move in. For just above 570k, you are getting a 1515 sqft detached (barely) place with a decent amount of upgrades already included....not a bad deal given the market.

I also heard that Birch Trail was basically done, its a shame because I feel they were a great option in that price range.

Jasime supposedly recently released a phase and sold out everything besides their plan 2 (the 3 story... looks like a pattern). I think they said that model is in the 620-630k range. Basically the same plan as the Luna plan 1 but with 80-90 more sqft, interesting to see how much of a premium the CV location is getting over PS. I guess they were saying the next phase wont be coming out for a few more weeks.

I have not gone to Sage but interested in seeing what the prices are currently going for. I am not sure but I heard the largest  floor plan (plan 3) is above 800k which takes it out of this threads range. Plan two has an undesirable first floor master, so I am sure thats not selling well (could maybe get a good deal?) and the first plan seems well laid out.

I totally disagree with "undesirable" and your assumption that Plan 2 isn't selling well is totally wrong. Triple laugh based on your statement.

I'm not exactly sure what's wrong with a downstairs master bedroom. The public apparently likes it based on the data below (from my last visits):

Sage
Plan 1      1697 square feet    $720,000    $424/sf
Plan 2      1959 square feet    $835,000    $426/sf      Has downstairs master bedroom and 
                                                                                convenient downstairs laundry
Plan 3      1975 square feet    $800,000    $405/sf

Corte Bella
Plan 1      1833 square feet    $801,000    $436/sf
Plan 2      1922 square feet    $917,553    $477/sf      Has downstairs master bedroom and

Plan 3      2101 square feet    $917,295    $436/sf

In both cases, the home with the downstairs bedroom does better than its larger counterparts. For me, if I had a choice in Corte Bella between Plans 2 and 3, I would still choose Plan 2 even though it is 200 square feet smaller.

Land - I agree with you. The bedroom downstairs is in demand.

Jasmine is much more expensive than that and not like Luna at all. Jade Court is the one like Luna.

My bad, you are correct. I mixed up the names, but I was definitely talking about Jade Court.
 
Both Jade Court and Jasmine are technically condos because of their lot sizes. 

JC plan 4 is just under $700k, and the plan 2 was $610k.
Jasmine plan 1 is about $760k, plan 2 is $767, and plan 3 is $803k

Jasmine also offers conservatories, while JC doesn't.
