That's quite a bit of product and it looks like they are moving things up faster than they expected. The good thing is it looks like a good mix of attached/detached/SFR if you take into account Stonegate East and the other older products in WB, WBE and PS.

In addition, Columbus Square/Grove is ramping up some projects so this will be interesting to see where the prices go.

This should be an interesting year with so many models to look at this summer. Also look out for the new TIC design center coming in April to WB shopping center.

IHO I think you are right with TIC accelerating their schedule. They have an incentive to move the inventory prior to 2013 & Heritage Fields.

I'm also hoping 2011 brings more REO activity in the resale market--we shall see.

That's a good question.

I think that would be a late 2011 or early 2012 product but you never know. It could also join the rest of them and open during the summer.

I would stick with Stonegate for buying. Half of Cypress Village will be pretty close to the I5 and much closer to the train crossing at Sand Canyon & I5.

Cypress Village will be the red heated step child to Woodbury.  Not only do u have the I-5 to the South of you, but you have Sand Canyon to the East and Trabuco to the North.  In my mind, Stonegate > Cypress Village
 
What ever happened to the Master Community Plan of Woodbury to build homes where the strawberry fields are between Jeffrey and Sand Canyon and below Trabuco?

That area is called Cypress Village.
 
Looks like TIC is going full speed on Stonegate and Laguna Altura, they even had a feature in the New Homes section of the OC Register on Saturday (I can't find an online version).

I'm wondering if the number of guests today has anything to do with it because if I do searches on "Laguna Altura", TalkIrvine comes up even before Irvine Pacific's site.

In my opinion, my humble opinion, the recent push by TIC to build and sell homes is a power play by Dan Young, President of Irvine Pacific.  Don Bren is planning his legacy right now and it's still up the air as to who his successor will be (although we can certainly rule out his kids).

Dan Young made a big promise to Bren to deliver a 1000 homes by this year (probably to fund more trophy commerical property buys).  His motivation is to become the new chairman.
