2 bedroom listed as 3 bedroom?

i was touring 1 blackswan by woodbridge the other day, the seller advertised as 3 bedroom but it is clearly only 2 bedroom with 1 office type room plus a sliding door that connect to the courtyard, is this legal advertised as 3 bedroom.? someone purchased this home for $530k less than a month ago and now he/she is asking for $649000. did anyone here looked at this pad besides me.?

As long the office type room meets the minimum dimensional standard of a bedroom 9x9 and has a closet or extra 2.33' room for a closet. Light and ventilation are satisfied by the slider. Safety egress directly to the outside and not trapped in the courtyard would be critical for a bedroom. No bath or just a powder room on that level would not take away the bedroom status.
