Irvine @26% is pretty impressive.  Walk down the street and 1 out of every 4 homes are paid off, pretty crazy.

Not Irvine.  Maybe TI overestimates the true number of FCB's?

Owner occupied homes. FCB who aren't owner occupied don't count.


On the list, Laguna Woods and Seal Beach have lots of retirees. Not hard to have a completely paid off home if you downsized your price after owning for a long time.


FV has older homes. A good number are 50 years or older. If you have owned a long time NO reason to move. Decent city, no mello, if you have a HOA it's LOW LOW LOW Hoa dues, good schools, not that far from the beach. If you inherit, you keep those ridiculously low taxes and most likely your parents owned it free and clear or it had a super low mortgage.


 
I was also thinking some of the older neighborhoods in Irvine,  such as Woodbridge for example, should have very high percentage of mortgage free homes. 

Those home was build in the 80?s with price range from $100k to low $200k back then.  As long as the original owner don?t do something reckless with their mortgage, they should all paid off by now.
