Don't know if anyone here is looking for something like this one, but I was asked to please mention it here... floorplan is attached.  No photos yet as it is getting prepped before marketing.  Needs carpet and paint, but otherwise in good condition. Has A/C and brand new water heater. HOA is $184/month. No Mello Roos or Tax Bond. Schools are Oak Creek Elementary, Lakeside Middle, and Woodbridge High.

I wish you the best. I don't think you'll have any problem selling that property if buyers have any sense at all. I'm surprised 46 Orchard, just down the street, selling for much less than 425k, hasn't been sold in over 2 months. That's lunacy. What are these buyers thinking? It's a bargain for Irvine!

Still working on that one... haven't had buyer and seller make it all the way through escrow yet.

Once upon a springtime dreary, this realtor pondered, weak and weary,
Over many a quaint and curious volume of forgotten lore,
While I paused from cell phone yapping, suddenly there came a tapping,
As of someone gently rapping, rapping at my door.
"'Tis an owner," I muttered, "tapping at my door.?-

Two bedrooms, two baths I?m certain, new roof, two-car garage, and windows curtained
Thrilled me- filled me with fantastic excitement rarely felt before;
So that now, to still the beating of my heart, I stood repeating,
"For those of us at this meeting Irvine?s lowest-priced detached SFR door-
One Thousand square feet at a price of One Hundred Thousand times four;- 
                That it is, and nothing more."

So now my voice grows stronger; hesitating here now no longer,

Great deals like this are fleeting - if you take a week or more;-

Congratulations IR and to the TI buyer / sellers!

I thought there was a home on the end unit near the street down from144 Orchard. I liked their upgrades, especially installing French doors at the kitchen--a necessity given that you don't have direct garage access and must enter through the kitchen or walk completely around the homes.
