I am first time poster but everyday reader of this blog. I love all the information

that I get from this website.

Currently I am not actively looking for home but this property came across and I want

your opinion and help about it. what do you guys think of it in term of price and location?

What would be the right price to offer on this? or anything else you think about...

Funny thing is that it was listed for 600000 and now they raised the price to 615000

I thought in this market the price should go down but for this it went up!!

The listing is sparse but the house looks cute. But considering the listing has been on redfin for 71 days and the sellers have only <strong>raised</strong> the price 15k in that time, and their realtor has only included two pictures on the listing I'd say they can't want to sell this house that badly. So if you are looking for a bargain property you might have to bide your time on this one.
 
It was 600000 last Monday and I check today it went up,

I guess they are very optimistic about current bailout

I say irvine in that area might reach low 200's per sqft.. So 450-500 might be about right. I say wait a month or two and see what the trends are showing.

This house was in escrow for quite some time I believe. It listed in July for $600K, it went in escrow quickly, and it fell out after quite some time. Parklane is not a very nice development IMO. I looked there in 2001 and elected to purchase in West Irvine instead. These are built by K.Hovnanian and are not of very good quality. The tract gets lots of noise from Jamboree and a bunch of noise from the trains...



There surprisingly hasn't been a ton of turnover in the tract, especially on the larger units. Since most buyers there still have a good bit of equity, the distress level hasn't been high. I think these will fall pretty hard as the overall location is poor, they are value units, and the tract offer few redeeming features besides being gated. Parklane is kind of like an older, uglier, smaller Tustin Field. $300/sf is not a screaming deal, it's what less desirable places like these are at today.
 
I was tempted by the pictures and floorplan they posted here.

wow, the owners made a really nice website. if only the salesmen (other than IR2, of course) could do such a job...



nice photos, floorplans, good design. need more description and financial info there, though.



does this have any yard? how close are the neighbors?
 
It does look like a nice home... but if you're looking for a good photographer, he's <strong>not </strong>pictured in photo #12!

(add: at least he's wearing a shirt.)

Honestly, You are wrong if you think I am seller or realtor. I am an engineer

and I don't know anything about real estate and I am first time home buyer.



I was about to buy in 2004 and I thought the price is too high so I didn't buy then

now I've saved enough for downpayment and ready to buy but now I think I should

wait even more since the market is going south.

Like I said before, I read everyday on this blog and learned lot from all of you.



In future if I come across any property, I will ask your guys opinion.

I went to see this 143 hydepark and it was OK I think for 515000 it is fare deal

considering condition of carpet and other things. Upstare is good floorplan.

Downstare it was little smaller than it looks in pictures.



I did not hear noise of Jamboree but train passed by and it was OK didn't bother me

but at 615000 it is too much.
