1 Warranty is set to expire this week, what to look for?

Hopefully, this thread will benefit a lot of new homeowners when the time comes. My 1 year mark is quickly approaching and I was hoping someone can provide feedback on what things I should look out for?





I already noticed that some ceramic tiles have cracked after all the settling. Anything else I should pay attention to before my warranty is up? Thanks.
 
It depends on who is the builder? Usually, appliances - 1 year or manufacturer. Everything else, years... Windows, structurals, roof - 10 years. It's actually cheaper to own a new home!
 
If you didn't hire a professional home inspector prior to closing on the house, do so now. Even for new construction. I bought new and had an inspector come in and he found a few things that I had them fix before I would close. The peace of mind is worth a couple hundred bucks.
 
evalseraphim - can you please elaborate on what they found? i received a couple of those fliers and always wondered if their services are worth it. thanks.
 
I don't recall everything, but the one big thing I recall was a leak in the secondary bathroom tub faucet that sent water cascading down behind the spout. They also found some outlets that for one reason or another were defective, and found a problem with the dishwasher. Regardless of the one year warranty, they sure did act quickly when I handed them a copy of the report and said "Once you fix everything identified in here, then I'll close."





Let's face it, the folks actually building the homes these days (and for the last few decades) are not artisans, and I'm not even sure they would qualify as skilled labor. (That said, they have skills I certainly don't.)
 
the std seems to be 1 yr warranty on most things cosmetic and 10 yrs for things like foundation and framing. would things like plumbing and electrical fall under the 1yr or 10 yr warranty?
 
It's hard to say. The warranties seem to run parallel to the statute of limitations for construction defect damages. It's likely that they are different for each builder.





That said, my home is 4.5 years old and when the floor of the cheap plastic - I'm sorry - <em>fiberglass</em> shower cracked (and no one in the house is at or over 200 lbs), they fixed it with no problem.

The people I used were Independent Property Inspection Services - Dan or Mike Schmidt.





The phone number I have for them is 714/962-2177. I assume they are still around, but it's been nearly five years since I used them.
