I haven't been to Game Chest in many months but yeah I recall seeing some bulk but they didn't have any good singles/slabs. I made it out to Slabspace today and it is a cool little shop. They had a decent selection of English Pokemon cards and and had a bunch of Japanese ones too.

Are there any local gaming card shops that sell Pokemon singles? Alakazaam sells packs but doesn't really have singles. Bookoff has Japanese singles but there isn't anything good and everything is over priced Frank and Son is great but it is too far.

It’s all about balance. Lifestyle creep is so real and also very risky. But living like a miser (not saying anyone here) when you have enough money is also foolish. Your time/life is limited and all that hard earned money can be used to make the most of the time you have remaining.

It seems that the Overton window has not shifted far enough in some places.

Seriously! Also HOA, utilities.. These are similar issues for a house at half the price in Irvine/OC as well. It is incredibly expensive and hard to sustain unless you can increase your income even faster. There is also a TON of deferred maintenance on most homes.

I think the idea with this is that you withdraw the money (and pay the tax) over time so you aren’t in an extra high tax bracket for the year of the sale.

Plus there are tons of apartments (including very low, low, and moderate income) in Irvine as well as seniors and students. There is quite a bit of income diversity by design in Irvine.

Definitely less rain this year.. but there was definitely more rain a couple years ago (maybe even last year). This is just how it goes in California. Media and government here has been screaming drought for decades.
