Holding off on their surveys is not a bad idea. They will call you periodically to remind you - at which point you can voice any concerns you have. They will quickly attempt to address it.

Newer Irvine listings with crazy WTF asking prices from equity sellers

The one on Meander is a bit unique in the sense that the seller wants a 2-year lease back. This is likely why it's priced lower.

F.D.A. advisers recommend that the agency authorize vax for 6 mos - 4/5 yr olds

I have a 20-month-old and will not be vaccinating my toddler. Both my wife and I are vaccinated as well as our extended families. Vaccinating our little one seems a bit excessive at this point - even if the data above was more convincing.

HOA approval is required at multiple communities in Irvine, including Eastwood Village. Will most boards and property management companies look the other way - likely yes. But, per the bylaws, you can still be written up for it.

    Any Ooni Owners Here?

I have an Ooni. I recommend making your own pizza dough:https://feelingfoodish.com/the-best-new-york-style-pizza-dough/ It's easy and it tastes amazing. Same for pizza sauce: just get a can of good quality diced tomatoes, and sautee with garlic. Add salt, pepper, and Italian seasoning. There...

    New communities in Portola Springs

It'll be interesting to see how these sell. I'm guessing Azul and Cielo will start in the low-$2m's and Fiore in the mid-to-high $1m's. The first few phases will go fast - but will we return to the days of 2018 where each phase takes a little longer to sell with lender and design center credits...

    Hako, irvine

Just had Hako for lunch. They have daily specials - Tuesday is the Hako Katsu. I think it's $2 off.

Not unusual for the price increase. It's likely because they've reached another phase in construction and IP Sales Office selected upgrades - which they've added into the sale price.

New Listing - Corte Bella Plan 2 detached condo @ Orchard Hills (101 Mustang)

I actually don't think that's true. There are no newer SFR's in Irvine that are priced the same or cheaper than a detached condo.

Newer Irvine listings with crazy WTF asking prices from equity sellers

I was at Ravello today and I thought I saw that the view lots were in the $4m range. Maybe those are for the models...not sure.

How low can we go? 30 yr fixed at 3.75% with no fees...

What's the ratio of people going with ARM's now? I imagine ARM's are very attractive over a 30-yr fixed at sub-5%.

The majority of those you listed were flipped into Active Under Contract status (accepted offer, with contingencies). For whatever reason, Redfin/Zillow show that as "Relisted" rather than just a move from Active to Under Contract. There were 2 that did have price reductions and frankly not...

    Water softener installers

I have this setup. The original homeowners had a conditioner installed and after a few months of the ownership transfer - we quickly realized it was useless. We added a Water Softener. The conditioner is still operational and works with the softener - but is not necessary.

    Water softener installers

The site visit isn't unusual. They need to identify what your plumbing looks like, where the brine tank and softener will go, and how far that is from your pipes. Pricing can differ depending on the complexities of your house.

Observations from the front lines of the Irvine housing market?

There is a lag with this. I have a couple of friends/clients who have been house shopping for several months now. We've consistently been up against 15-20 offers on everything that we've bid on. With interesting rates ticking up, they're getting a bit antsy, but still bidding because they're...
