    The article mentions tenants willing to relocate. As of today, there are more than a few vacant spots within Irvine Company shopping centers. The old 24 Hour Fitness and Sam Woo at Culver Plaza and the old CVS at Orchard Hills.

    Filled up our ICE there over the weekend. I think it's mostly a product of people not knowing it's open yet. If you enter and exit off Bryan - you don't even see the gas station there. Hopefully it stays the same but guessing it'll become more popular over the next few weeks.

    I selected down 5-10%. However, I think the drop will be seen more in the $2m and up price range. Below $2m should be flat-ish from here on out, in my opinion.
