    Recommendations for garage floor epoxy

Yep, use a pro. I used a kit from HD for my rental condo and it's basically like slapping a layer of paint on concrete. Super thin and cheap looking. I used a pro for the house I'm living in now and it still looks perfect 3 years later. Better materials, much more flakes, and a thicker top epoxy...

The Meadows, Lake Forest by Toll Brothers

Being 15-20 minutes from a Trader Joe's is a bummer. Only nearby grocery store is Ralph's I think. Maybe they'll build more retail around there.

The Meadows, Lake Forest by Toll Brothers

Nice floor plans for Teresina but no community amenities and a $260/mo HOA is a bit ridiculous. The Meadows is intriguing. On the Pros side, it's Toll Brothers so the build quality and floor plans + community amenities will most likely make for an attractive/comfortable place to live. The...

    Free Car Wash--Fast5Xpress Tustin Marketplace

Today's the last day for free Silver wash (or heavily discounted higher tier washes). I've driven through 5 or 6 times already in the past 10 days. Drove my car through again today because of the rain. Line is long at your typical rush hour times - before/after work and lunch times. If you go...

New Listing - Marin Plan 2 detached condo @ Eastwood (78 Meander)

Marin has always been popular it seems. This one sold a couple months ago for $1.658m:https://www.redfin.com/CA/Irvine/127-Charcoal-92602/home/165947551and it doesn't look nearly as good as Martin's listing.

    EV/Plug-in/Other vehicles

If you were to set up a chair on any major street in Irvine (Jamboree, Irvine Blvd, Jeffrey, Culver) and observe for 10-15 mins, I would guess you'd see over 100 Teslas in that short period of time.

Newer Irvine listings with crazy WTF asking prices from equity sellers

There's nowhere to sit and it looks pretty deep 8-10 ft on the deep end, I'd guess. The length of the pool is no more than 15-20 ft long. To top it all off, this house is on a T-intersection. There are a couple other similar listings in the Groves asking $500k less - and you could argue that...

Newer Irvine listings with crazy WTF asking prices from equity sellers

I went to the open house this weekend and that pool is embarrassing. You can't even swim in it. Not sure what the hell the owners were thinking on that one...

Newer Irvine listings with crazy WTF asking prices from equity sellers

91 Rockinghorse was on the market recently for $2.5M and it didn't sell. Same floor plan but a much bigger yard. No change 65 Rockinghorse is going to get anywhere near what they're asking. I'm guessing $2.3-2.4m range is more realistic.

    EV/Plug-in/Other vehicles

In the market for a Model X but I am not a fan of the yoke. A steering wheel retrofit is approx $2k with a 3rd party. Really wish Tesla would make it an option to get the regular steering wheel.

Poll: Irvine Housing Prediction June 2022

Definitely not a lot of activity in the $2m+ market in Irvine. Also have actually seen a few listings get canceled as well - likely as the sellers prefer to just take the home off the market rather than doing a price reduction.

    COVID-19 Retail Openings and Closures

Interesting. I don't see any other locations. Usually, Irvine Company doesn't like new restaurants in their shopping centers and prefers businesses that have an established reputation.

Poll: Irvine Housing Prediction June 2022

This is the key. I've been trying to tell anyone searching for a home that if they find something that fits what they want and they plan to live in it for a while, now is actually a good time to buy. First, the market is stagnating - you have less competition. Second, inventory is still...

Poll: Irvine Housing Prediction June 2022

There are definitely still buyers and if a listing is in a good area, is in good condition, and priced right - it will move quickly. Sounds like you had 2 out of the 3, or maybe even the trifecta - so congrats to you. The market has definitely slowed. Sellers are still pretty stuck on their...

    coronavirus

I got the bug (likely BA.5) this past weekend. Friday: woke up with an itchy throat but felt fine otherwise. Went to Irvine Spectrum in the afternoon, felt bad lower back pain, and was really winded walking around. I got home and had a fever of 100.7. Took an at-home test and it was negative...

    New communities in Portola Springs

We're pretty high up on both Azul and Cielo lists and were offered Phase 1 homes for both. We decided to pass as PS is still a bit far from us and the lots seem too close to Dreamcatcher for our liking.
