New Listing - Helena Plan 3 townhome @ Eastwood (125 Breakwater)

This home was purchased in 2017 for what I'm guessing was in the $700k range. They're about to double up their money in 6 years. How much would you have made in B-rated corp bonds from 2017 to now? Back in 2017, I remember people saying...don't buy, Irvine is overpriced, and a crash is coming...

New Listing - Helena Plan 3 townhome @ Eastwood (125 Breakwater)

Putting foreign money aside, there are a few ways to be a "cash buyer" in today's market: As discussed, through pure salary (including bonuses, RSU's, and/or commission). Through existing equity. For example, a 1031-exchange where you own an investment property that has been paid off, and you...

    Aspartame (sugar substitute)

South Korea has one of the highest rates of stomach cancer in the world. Some have said it has to do with the country's love for soups (served and consumed boiling hot), kimchi, and overconsumption of alcohol.

    Aspartame (sugar substitute)

Yes, it's in Group 2B - the same group coffee and fermented vegetables (Kimchi) are in.

    Aspartame (sugar substitute)

I drink Coke Zero regularly...usually once a day. It's not good for you. That said, you need to drink something like 15-20 cans of diet soda each day to reach toxic levels of aspartame.

Orchard Hills 4 - "The Summit" Updates

I'm sure that's part of it but also for people where location matters and is one of their top priorities. I know a ton of people who would kill to be in Irvine and would not think twice if they could get a detached condo at a reasonable price. Irvine is one of the few cities in Southern...

Orchard Hills 4 - "The Summit" Updates

I agree with that but I feel strongly that a detached condo in Irvine is still a better option than true SFH in comparable cities.

What is your go-to for organic produce?

Wholesome Choice is a middle eastern market. A lot of produce there but mostly not organic. Mother's I would say is a smaller version of Whole Foods or Sprouts.

Orchard Hills 4 - "The Summit" Updates

The 4 bedroom, 2100-2300 sq ft detached condos on motor courts, are arguably the best-selling new home in Irvine. Not surprising that they've added these to OH4 given the headwinds in the market.

What is your go-to for organic produce?

Depends what you're looking for. We can get pretty much all the organic produce we need from Sprouts, Trader Joes, Costco, and Whole Foods. Farmers market is good but the majority of vendors there aren't organic.

    'Wokeness' in IUSD and TUSD?

High school age is fine to have educational discussions about these controversial topics. Kids at that age are mature enough to have enough perspective and home education to make their own judgments based on what they hear. Maybe even middle school-aged are ok. Definitely not elementary school...

Sudden sky high prices & no inventory of rental homes?

Typically summer months are extremely hot for rentals in this area. It's a good time to move if you're changing schools (which a lot of people are). I know 3 families that are moving into Irvine this month from surrounding areas specifically for schools and better quality of life. I'd probably...

If you were to move out of Irvine (and California), where would you buy a home today?

West Irvine, Walnut Village, El Camino Real, Racquet Club, Woodbridge, and even Northwood and Brywood are older parts of Irvine. You can definitely tell which ones have HOA's and which don't. But, when you're driving to the neighborhoods, it looks clean and well-maintained. Culver and Jamboree...

If you were to move out of Irvine (and California), where would you buy a home today?

I don't think it's a resident-age thing. It's about the city's focus on maintenance and keeping major infrastructure up-to-date. Frankly speaking, Cerritos looks like it kind of let itself go. An older city that seems to do a good job of upkeep is San Marino and certain pockets of Pasadena...

If you were to move out of Irvine (and California), where would you buy a home today?

We considered Cerritos when buying our house but ultimately decided on Irvine. A lot of people say Cerritos is comparable to Irvine, but personally, I don't think you can compare the two. Cerritos is centrally located, has great food options, houses typically have large yards, and the school...

The Irvine Pacific QUIT business??? Sell OH4 to other builders?

Overall, smart business move by TIC. I'm guessing they've already got a couple of the main builders lined up to take over OH4 (Toll Brothers? Shea? KB?). Take the money now for the land and shift the risk burden onto the builders. On top of that, I believe TIC gets a royalty for every sale and...

    New communities in Portola Springs

Azul in Portola Springs is rolling out some large lots. No view, but 8k-9k sq ft with no one behind you. I was interested...but now a bit hesitant with this news. Not sure I want to buy into a development that will be built by 2 different builders.

My car insurance is with Progressive and they've given me the lowest price the past 3 years. Even a broker was unable to beat it. This is factoring in our Tesla Model X too.

    'Wokeness' in IUSD and TUSD?

Thanks, that's helpful. Your examples seem reasonable overall. The bottom line for me is that, when the time comes, I want to talk with my kids about what they're observing and coming across. I don't want the school or teachers telling them what they should believe or what is socially...
