    In my experience, this isn't a discount. It's a credit for unused material. I.e. since you're no longer using standard carpeting and flooring, you get a credit of X back. They only do this for flooring though - not counters or cabinets.

    Just to comment on the bedroom doors...I find IP doors to be superior to that of other builders. They seem to have more weight and sound dampening than some other new construction I've seen.

    All this water softener talk has got me curious about how mine is functioning. Does anyone have recommendations on a reasonably cost water hardness test kit? I looked on Amazon and most of them have mixed reviews. I do have a TDS meter for my RO but that doesn't really tell you hardness/softness.

    Never said a conditioner softened water. I'm saying that my belief is the design center is pitching conditioners as a salt-free water treatment solution. Or, a more economical alternative. With a little research, it's clear that a conditioner isn't a 1-for-1 substitute for a softener.

    I have the Falsken Water Conditioner and Softener. It seems like it works fine - haven't had any issues. I should test my water soon. I do notice that there isn't as much pink/mildew in our showers and sinks with a conditioner and softener.

    It's usually pretty quick. Agents can get paid directly at closing through escrow (if the broker approves). Another scenario is escrow overnights a check to the broker and then they pay out the agent. Either way, it's pretty quick.
