The hold period is a minimum of 1-year.  Purchasing now gets you 3.54% for the 1st six months then you get the 7.12% for the next six months.     Yup, just got off the phone with them. TOU-D-PRIME has 40c daily charge vs 3c for TOU-D-4-9 and no baseline credit. The daily charge adds an additional $135 a year, before even including the credit. Looks like Domestic plan is best for me.

    You're kind of where I was when I made the move. Your emergency fund seems well funded (like mine was), so a 1-year hold on $10k-$30k (if you're married and have a trust) doesn't seem like a huge risk. What rate are you earning on it?

I closed with Lenderfi in August on a 30-yr at 2.75% for zero cost (credit to cover closing fees). They ask you to hold the loan for six months but offer a no cost redo if rates are 0.25% or more...

    Congrats on that deal. You got an 1/8 better than me! Agree on everything you said. Not the most proactive lender in terms of providing updates or providing a slick interface, but definitely offered great rate and follow-up on any questions.
