    What is reasonable here?

Yeah, we don't just have $50,000 laying around.

It's an incentive for brokers to bring them more customers.

Does Lennar give agent commissions? Is this one of the ones I need to bring a realtor on first visit or can we just go check out some model homes on our own?

    What is reasonable here?

She has 2 of these identical Jasmine condos. She rented out the other one in October 2022 for $4800. But she has had to turn over that one numerous times, and didn't even have a renter in there for several years. She used it as her winter residence. So, not sure how that will play in.

    What is reasonable here?

We would take a 3/2 with a sizeable loft or bonus space. We only actually need 3 bedrooms, but my family has a sizable collection of Lego that we want to have space to display in one area, rather than having it take over literally every room in the house, like it does now. 😆 This is why those...

    What is reasonable here?

Yeah, I'm considering total housing payments. HOA, taxes, insurance, principal, interest.

    What is reasonable here?

    I mean, pretty much.

    What is reasonable here?

Ok, but what would YOU find acceptable as a long term tenant renewing? I mean, I'm sure our landlord could get those prices if we vacate and she finds a new tenant. And if that's what she wants to do, that's fine. But I'll take my $4800 and find one of those 3 story condos over at Great Park...

    What is reasonable here?

Of course not. That's why we are still renters. Renting is currently 50% cheaper than buying a comparable home. If you can find a 3br/2ba condo within IUSD boundaries, for under $600,000, I'd like to see it.

    What is reasonable here?

I'm wiling to pay $4000. No more. I know prices are higher but those are for incoming tenants, and those will always command a higher price than a renewal. I lived in apartment complexes long enough to know that's how it works. You get to raise the price to market rate when you have a vacancy to...

    What is reasonable here?

Good feedback, thank you. I was thinking of offering $3900 if her offer is higher than that. The only way I would entertain $4500 is if we switched to a month to month agreement and we could bail whenever we are ready to move. On that note, what is a typical premium for a month to month...

    What is reasonable here?

Yes, I am aware rents have been trending downwards, and hope this works in our favor. Our lease goes through June. In the past, she contacts me around mid April to get my thoughts about renewal. Last time, she sent me a screenshot of the zillow page for the home with a $3800 Zestimate and...

    What is reasonable here?

Me again. Long term renters (8 years in this house). Lease is up for renewal in July. Landlord likes to use Zillow Zestimates for price negotiations. She is absolutely unwilling to work with a realtor and get accurate market comps. We are under market value, but have been doing multi year...

Is it the land cost here that makes it so difficult to sell affordable homes?

    Real Estate Advice Column

We like the Great Park area though. Kids went to Portola HS and we like the general area. Spend a lot of time on the bike trails over there. We are in Cypress Village now and like it a lot, but its too expensive and the homes are either too small or too big, and they are ALL too expensive.

Aren't Lennar homes complete garbage, though? I've never heard anything positive about them.

UNDER $1M. I'll be waiting until that is the case. $1M is our hard limit unless someone dies and leaves me a few hundred thousand dollars.

Way too small. We need more than a shoebox. 1750sq ft+ only. Doesn't need to be detached.

Following as a person who would love to be told when to jump into the Irvine market as first time home buyers after having been renters for the last 22 years... Let me know when we can get a 4br home for under a million dollars. Has to be in Irvine Unified due to special needs kids currently...

Irvine Great Park Property Tax Question

Gotcha. But you said these homes trade for lower per sq ft, right? We are thinking somewhere around 2000-2400 sq feet. 3 or 4 br with a large loft or bonus room. Don't care as much about the actual size as the floorplan being functional. I'm seeing some new construction in GP priced around...
