Oak Creek is getting a Golden Spoon...interesting to see them make a comeback. Westpark is getting The Great Greek Mediterranean Grill...probably taking the place of Luna Grill that just closed. Paris Baguette is coming to Campus Plaza...maybe where the shuddered Asian Box was?

I'm not sure if a first time homebuyer has almost a million dollars in cash. This home cannot be financed. And this requires much more than a fixer upper. Also, millennials are up to 40+ years old, so not sure if this is the generation you're referring to. Plus, convenience is....convenient haha.

This is 100% a teardown. Looking at the photos, it looks like it has stuff from floor to ceiling and the description makes it sound like you shouldn't even go inside.

I remember there were a few homes like that in Turtle Ridge back in the day. People bought in the tract with the largest homes they had, and sat bare like the one you sent above for years. Crazy.

I'm actually not shocked to hear this info. I've always felt they priced some of their homes more fair compared to the competition, and tend to churn out seemingly higher quality products IMO. I also agree with the part about their floorplans. Shea likes to add more unique aspects and smaller...

Homes in Hidden Canyon have sold for 7-9M recently...yeah HC is bonkers.

It's kind of confusing because when you get on the Lennar website and look at the overall site map for that community, the lots look smaller. The visual above seems to somehow account for beyond the actual lot line. Hmmm

Some people aren't a fan of SFRs that are located on those little mini roads because it feels like you're sharing a driveway versus being on the main road. They tend to sell for less or be on the market longer. But the lot size is something that might tempt someone to compromise.

I saw that too. The drawback is that it's one of those long shared driveway situations. Overall though, Cielo has nice lot sizes by Irvine standards.

I thought so too until I took a closer look at the overall condition of the home. There are stains everywhere, even on walls and a (bloody/feces??) stained pillow on the stairs, trash, actual food on the floor...etc. I have a feeling they were already living with the house dirty prior to what...

The stretch of Alton that goes through Oak Creek is bumper to bumper during the week at rush hour and like the Nascar speedway in the evening :LOL:. But it's definitely no Jamboree or Culver. My sweet spot for a street backed home in Oak Creek is Valley Oak.

In Oak Creek, it's usually a soft white noise in the evening, but not everyone likes that. It's really dependent on your tastes. I personally would rather live close to the 405 than back to Alton. That part of Alton gets heavy traffic during rush hour and rather than hearing a freeway which is...

Love homes by JM Peters. Westpark has such a small HOA fee too. For a while it was flying under the radar with pricing, but with the housing market over the last couple years, people have discovered its value and homes have gotten to be high there too.

But I was asking what it's central to. Being 5 minutes away (which it's not unless you go 100mph) from the freeway just means it's not far from the freeway from your POV. It's not in the middle of anything.
