    Grass Alternative for Front Yard Area with Large Olive Tree

    My front yard currently has a 7'x24' grass area with a large Olive Tree in the middle next to my walk way leading to the front door.  IRWD has a rebate to remove the grass ($3/sq ft), but it can no longer be replaced with astro turf.  Does anyone have any alternative design suggestions?

    You definitely are not a good candidate for solar purchase.  That system is way too small.  Go with the Tesla solar rental program.  $65 (tesla) + $8-10 (sce) per month will get you about 6000 kWh of electricity a year.

    Wow, this property doubled in price since 2012?  Must be quite an interesting story on how the seller was able to purchase this property for such a low price in 2012.  I don't think I've ever seen a property in Irvine double in price in 8 years.

    I've never heard of this.  I thought it was earned income that would reduce SS benefits.  IRA RMDs should be exempt.  It would boost your income so more of your SS income would be taxed.

    Anyone else feel a sort of stigma discussing the stimulus check deposit among friends?  Annual household income is basically exposed depending on whether you receive or don't receive the stimulus.

    Another possibility could be that the new owner is over age 55 and transferred over his base value from his old property to the new property.  Look at Prop 60/90.

    Wouldn't someone be better off just renting that same property in JC?  Cash is king right now.  Rent it for $1800 and not worry about a 20% down payment or holding onto a potential depreciating asset?

    We are in an inverted yield curve rate environment so this is expected.

    LendiFI offers the same options (I see 2.75% w/ 1 point on conventional) but are more transparent with the other fees.  Do you know how the other fees are with this company?  Not much info on the website.

    Right now, ARMs are only priced aggressively for loan sizes above the conforming limits and even better for jumbo loan sizes.  Anything within the conventional limit will have an ARM rate almost the same as a 30 year fixed.

    Guys, check out lenderfi.com.  Rate is now 3.125% no fee (ie. negative points) for 30 year fixed conventional.
