Train track here is different than the one in Placentia. I used to to live 1/2 mile from Rose and Orangethorpe. Those freight trains were loud especially blowing the honk at every intersection. Irvine only has Amtrak so it’s not as bad.

It’s undercover elephant. No one knows since you cant change the exterior of the house..cough..attached condo. 😉 One nice feature is the convenience of doing the laundry while cooking dinner w/o leaving the kitchen. 😎

Good news is there is no freight trains. Only Amtrak operates this track. With only one row of house in front, you will hear the noise as well as vibrations. It gets pretty loud at night even with all windows shut. My relative lives in a condo on the opposite side of the track little further...

Irvine trails are nice. My usual weekend activity is riding from Hicks Canyon trail to Peter Canyon all the way to Back Bay. Make a loop around Back Bay then ride back home for 40 miles within 2 hours. No major street crossing. No traffic light.

Not sure if this is truly credible, dont quote me on it. An IP construction manager just told me that IP is selling OH4 to Toll Brothers for $1 billion. He thinks TB will be the main builder and the new homes will be super expensive considered how how TB pays for the land.

Only one winner. Basically there are still at least 14 serious buyers and counting willing to pay at least $1.4 mil for an attached condo in Irvine. I dont see things getting better for Irvine buyers anytime soon.

Nice job Usc. It is unreal there are that many offers for 1,700 sqft attached condo with almost $1.4 mil list price. Buyers are getting more desperate even in high interest rate environment.

Only avai in JP. Cost around $3 not as good of a deal as Costco $1.50 but it’s incredible. Wish we have it in the states.
