    Cadence Park - Great Park

No idea why they keep building bocce ball courts. I've never seen anybody actually play there except for some little kids digging in the dirt.

How about houses of columbus grove area

Altair kids have been going to beacon elementary but will switch to cadence in fall 2018. There?s a third k-8 being built in the future and word is Altair will eventually zone to that school.

Marin 1H@Eastwood or Vivo Residence 2@Orchard Hills

I doubt anybody believes gates prevent all crime.  But it definitely keeps out some of the riff-raff.  Check nextdoor and see how many complaints Woodbury gets.

    Elderberry at PS5

yeah, the 6/motorcourt is common but I meant it doesn't help.  Petaluma's motorcourt design had a brick walkway, not as wide as a sidewalk but it helped divide the motorcourt driveway from the actual house. I think that helped the aesthetic a lot.

    Elderberry at PS5

Think 128 Yellow Pne is a Colibri?  Wasn't too popular when it was released. 6 to a motorcourt. I drove through here once to buy something off Craigslist. Super dense feeling. Didn't help that everybody parked on the street even though they had a driveway so it felt like an attached development...

Portola Springs Neighborhood 4B: Brisa, Celeste and Talise

We lived in PS for about 2.5 years before moving. Several occasions where we thought we smelled the landfill but it wasn't everyday and honestly it wasn't that bad. It's been hit or miss speaking with other folks in Lambert, Portola, Pavilion, Stonegate. Some say they smell it, some don't. Some...

    140 smallwheel beacon park

Pretty sure this is the model home. I remember walking past it when Beacon opened. That said, yeah, price death spiral. I took my kids to Beacon playground last year and ran into two very pregnant Chinese women who spoke little english asking for directions to 140 smallwheel (we were standing...

    Gas meters delaying closing?

3 cash buyers in our phase closed without gas. At least one who financed closed without gas, apparently they put something like 80% down and their lender was ok with it.

Which neighborhood is the best to raise a family with 1.5+ budget

Just my 2 cents but our Woodbridge friends live in a neighborhood filled with mostly empty nesters or families with teenagers, not many kids young enough to play with their 4 and 2 year old. I personally like Beacon Park, wished we bought here, especially the the SFR side towards...

    new home final walk thru

Ditto. Hiring inspector is easier but if you want to look it over: - paint quality. they repair drywall but don't texture. they use the wrong paint finish to touch-up, e.g. semi-glass on matte. - bad placement of switches, e.g. behind an open door.  I found the switch for the light just outside...

Newer Irvine listings with crazy WTF asking prices from equity sellers

100 straw is/was a new home flip as well. Bought in February, did some interior upgrades and flooring. No landscaping or fridge and relisted for $160k higher. Redfin listing expired but the realtor link is still...

Altair is selling like crazy, their taxes are so high

Met a few who bought there as it's the only gated option zoned to the great park K-8 schools. I'm sure that's not the only reason. Plenty of $$$ folks who like the community design and floor plan offerings.

Altair - new Irvine luxury housing by Lennar/Toll Bros - not Great Park, not TIC

Solstice is sold out but handed these out anyways.  Aurora has a quick move-in.

Altair - new Irvine luxury housing by Lennar/Toll Bros - not Great Park, not TIC

+1 Felt all the Eclipse kitchens felt small. That said I think it sold very well due to being situated higher up in the community. Celestial 1 was also odd. Too much wasted space with the vaulted ceiling in the great room. Downstairs master and two upstairs bedrooms might work for families...
