They were originally planned for much more spacious lots, bigger homes, and fewer homes. The new plan has modified OH4 to much more homes on much smaller lots. But they are still single loaded cul-de-sacs with views, and I'm sure they're going to command big $$$$. 3000-4000 sf homes...

it's going to be really interesting how the long term future prices play out in that area! ~2500 sf Frescos vs ~3600 sf KB Genoas right next to each other.

I wonder how many people were called but passed due to the price now. Based on scubasteve being a Jan lister and getting called for this, it would seem they've passed quite a few months pretty quickly...

Looking into homeowners insurance in OH area/north irvine and have been rejected by a few companies citing they don't insure here due to fire risk. Any insurance companies any of you can recommend that have insured in this area?

I hear that for these lots IP will be planning to build smaller homes than Ravello... maybe something more like Fresco size.

I guess we'll find out this weekend if these houses will sell or sit. Calls are going out this Saturday for phase 10...

daaaaang I agree USC on the price for 37... maybe its just bc the angles make it a bit of an awkward lot,  it narrows the gap between the far corner of the CA room to the wall about 7 feet. For 33, that back wall will be about 38 feet away. Extended driveway and no neighbor behind too.

I do really like Plan 2 too... and I like the fact that even with the outdoor california room, the usable backyard space will be a decent size at around 19 x 55 feet. For Plan 3 if a california room is added, it sticks out into the backyard bringing that section to within 12 feet from the wall...

Actually you?re right fat duck, it?s referring to the fact that in a fire situation the radiant heat zone ones would be in direct risk of direct heat, thus applying certain codes regarding construction and spacing. More inwards is the fire ember mitigation zone...

What's a radiant heat zone? I don't remember seeing that before. Is there literally like geothermal heat radiating from the ground here?
