Wow, I used to go to that one every now and again. First the one by Northpark off Irvine Blvd then the one by UCI and now this one.

Irvine prices dropped about 20-25% from the pre-Great Recession bubble levels to the double bottom in 2009 and 2011. Attached condos were down 25-30% while SFR homes were down 15-20%.

It'll go a lot lower, it's only a 3-bedroom home and the market has slowed a lot for homes in OC outside of Irvine and the coastal areas.

The main problem for my buyers with Luna Park is that the homes are zoned to the Saddleback School District so you pay Irvine prices and don't get the Irvine schools.

Good question. My title records on MLS only go back to the sale for $222,000 in June 1994.

The zero lot is only on the garage and master side.

Once the bathrooms and kitchen are upgraded this is a easily $1.5m+ home.

It's a blank slate to do whatever a buyer wants to do. The nice thing is that no neighbor is looking into the yard.

I think that's how they do it, I've never seen a garage Matterport. But I can ask my photography company.

Market has slowed down so not surprising.

The Mello Roos on this condo is about $1,500 per year. It is zoned to Santa Ana schools but the people that buy these condo in the airport area aren't looking to buy because of the schools (other than maybe buying it for their child who is or will be going to UCI).

OP, have you asked your agent those questions? An experienced agent should either be able to answer those questions or provide you some kind of guidance and/or feedback. I'll provide you my responses later on today when I have a break in open house traffic flow.

Got word from escrow earlier this afternoon that the transaction closed. The final sales price was $1,710,000 or $110,000 above the asking price and $210,000 above the highest Plan 3 model match closing. Congrats to both the buyer and seller.
