    Northwood Estates

No, properties were built 2004-2007 when MR was still reasonable.  Also, I think one or two of the bonds have actually expired now.

Nextdoor neighbor is offering to buy our house

FMV without agent fees (or significantly reduced agent fees) is still a win for you if you wanted to sell.  This is what they are thinking.

    Northwood Estates

I don't think Northwood Estates was in the area that was part of the discussion to get rezoned.  Northwood Estates is a neighborhood that checks a lot of boxes - small gated community, walking distance to a shopping center and close proximity to 5 freeway, no apartments, has cul de sac streets...

    Recommendation of CPA

It all depends on the forms and schedules you expect to file.  The cheaper ones don't prepare anything other than Schedule A, B or D ($300).  Mid-High cost ($500-$1200) ones can do more, but it really depends on your circumstance.

New Listing - Single-Story Home in West Covina (2110 E Thackery St)

I think one of the most interesting data points of this listing is that the buyer agent commission is set to 2%.  Why people are still offering 2.5% is beyond me.

    Insane cash out refi numbers

Was thinking of doing a cash-out in Dec.  Rate was about .25 higher than without a cash-out.

Looking for lightly used Steinway Baby Grand Piano

Doubtful.  This is such a specific request for a niche product.  Doubt that anyone on TI would have a lead on where to buy one.

    Suggestion for 1031 Exchanger

I contacted ER a few months ago and their prices are uncompetitive.  Flat rate of $950.00 for one sale and one purchase and any additional properties are $250.00 each.

    CoxWIFI Public Hotspot Limitations?

Looks like Cox enhanced their public WIFI near me and I can get their service at my house from the neighboring shopping center!  I connected after registering as "Guest" and speeds are decent.  50mbps down/5mbps up.  Any idea on limitations on using the Guest account?  I'm able to stream Netflix...

How low can we go? 30 yr fixed at 3.75% with no fees...

Don't you have to subtract the new monthly interest (ie. 2.625%) from your old interest rate (ie. 3.50%).  It's about $350 a month savings on a $500k loan.  So the opportunity cost would be $1750 assuming the other lender closed in 1 month.

How low can we go? 30 yr fixed at 3.75% with no fees...

Took exactly 6 months from lock date to fund date.  Got the locked rate of 2.625% 30 year w/ $8400 credit.  Sections A+B+C totaled $1025.  Lots of back and forth with them during the last 6 months.  I'd estimate at least 100 e-mails and phone calls.  If you're up for the challenge, I'd recommend...

Can't wait to see Hmart and Zion battle it out with discounts and specials to gain business from one another.

    Roth IRA vs IRA

One of the biggest benefits of a Roth IRA is that it is NOT subject to RMDs (required minimum distributions) whereas IRAs are.  This allows a lot more flexibility when you hit 72 years old.

Recommendation for upgrading a home's electrical panel

Not too happy about AM&G electric on a GFI outlet issue.  Came on-site and quoted $510 after looking at the issue.  I asked why so high and he said he might need to run new wires in the attic/wall and do a whole bunch of work to get the outlet working.  I told him the outlet was working fine...

How low can we go? 30 yr fixed at 3.75% with no fees...

It's goes down to 2.875% no fee as well.  Keep monitoring it and pull the trigger when it hits 2.875%.

    Tesla Solar Panels Price Cut

I'm surprised that cleaning your panels with a hose made such a big difference.  I would have thought the heavy rain over the weekend would have accomplished the same thing.
