    Owning and Lenderfi.  You can see rates without getting your credit pulled.  Even if you do get your credit pulled, credit agencies will group them together if done within X amount of days.

    Shower valve is a few decades old.  I want to change it out so I can attach new hardware fixtures for the shower.  The quotes I've been getting seem pretty high to me.  $480-$600 for each valve (not including the valve).  Has anyone else done this?  What did you pay?

    Most of these low cost online lenders are all sticking to conforming loans.

    Owning shows 2.50% for 15 year no fee right now.  Also check with better.com as they offer a PM guarantee.

    BTW, pools still need to be maintained even if no one is using them.  Less chemicals are used, but service still needs to be done.  Or you let it go and then drain it and refill which is a huge expense as well.

    2.5% is with some fees and for purchase loan.  2.875% is today's refi rate with negative points to cover all fees.  This is comparable to normal online lender rates so the deal isn't as amazing as it sounds.

    The tow was probably more related to a fire lane violation.  I suspect part of this tire was touching the curb where it is considered a fire lane.  If this was the case, the car could be towed immediately as it was considered a safety violation.

    That's great news.  I've been waiting for them to open back up!  Their advantage over other tea/boba shops is that you can full customize sweetness and ice levels.
