    Burger Thread

Hopdoddy isn't bad...I recommend heading up a few streets to the newer Stand location by Ralph's. The Stand makes some of the best burgers in my opinion.

    New communities in Portola Springs

It'll be like the Eastwood homes where the sliding doors basically open directly to a wall. Might as well set up patio furniture inside facing the sliding doors since you won't be able to fit them outside :ROFLMAO:

    New communities in Portola Springs

I wonder if the deck will be extremely limited to certain lots. If so, that's a slick way of adding it into the virtual tour and setting people up for disappointment.

Interesting changes...the complete removal of the high ceilings from Plan 3 wouldn't be my favorite. I liked that the new era of IP was finally implementing that style...that's a nice sized bonus room in lieu of it though. Side note: it's absolutely bonkers to me that even at this price point...

Uzbek Restaurant in Tustin (Samarkand Grill)

Oh interesting. I'll have to try this in addition to the new Uyghur place on Culver. Looks like they share some similarities like the Laghman.

You mean the Marketplace isn't in dire need of 25 different Starbucks locations?! And I didn't know it had gone up that much either...jeez.

They have Nep in the center with this new ROL Hand Bar and Sup in Irvine. I thought they were also going to have another concept for dinner with the Nep space (old EMC) in Irvine, but I can't remember now.

Can great park has entrances and exits at south and east sides?

Marine way is supposed to link directly from the Fivepoint Amphiteater with a train track underpass like Sand Canyon and Jeffrey have and then also extend through Barranca to Bake.

Can great park has entrances and exits at south and east sides?

Are you referring to the Great Park specifically or the Great Park Neighborhoods? Currently, there are 2 entrances off of Sand Canyon and several off of Irvine Blvd. Marine Way is supposed to be expanded below the train tracks, but who knows when that will be. I'm also curious as to whether or...

That shopping center is starting to become a Kei concepts center. They're already monopolizing Fountain Valley lol.

    Best Milk Tea in Irvine?

It's very tasty, but I don't understand the outrageous lines. I only go when the line is short. If it's too long, I go to Sunright instead. I don't even attempt with Omomo anymore.

Olivewood at Portola Springs by New Home Co.

I've come to realize that some buyers in this area just want new and don't have much of an idea about anything outside of that general North Irvine new home bubble. Reason being, there are a lot of FCBs or international buyers. Also people moving from other areas who are unfamiliar. Your...

Some of my favorite tasty places to eat

You should go for breakfast or lunch when it's Brio Brio. Bri Baru is a brand new concept they're trying and I haven't had a chance to give it a try yet. Their pastries are good and they have my favorite matcha drinks that I've had. Prices are a little steep, but it's good. The miso pork salad...

Some of my favorite tasty places to eat

Lago was supposed to be a pop-up, but it's been there for a few years now; hopefully it's permanent at this point. Don't have to wait in that long Anaheim line for the Matcha Sea Salt Cold Brew anymore.

Some of my favorite tasty places to eat

I I feel like I'm in the minority of people who don't care for Angelina's...I haven't been in a while so maybe I need to go back and try a different pizza. If you like good pizza, Centro in Old Town Tustin is great and Folks in Costa Mesa is also great. Also, I remember you saying you live in...

    New communities in Portola Springs

This is exactly what I was saying too...Shea is playing some sort of game or something. And given that in the past I've heard that The Irvine Company has to approve the pricing for builders' new homes, how did they approve this? Does this mean that Azul and Olivewood are pricing their homes...

New Listing - View Lot Home in Lake Forest @ Baker Ranch (33 Heliotrope)

I know lots of people who I grew up with that fit the exact description you just gave...perks of going to a competitive Irvine school.

Hopefully some SD or LA coffee chains can come to Irvine soon. There are some that I feel could for sure qualify and be able to afford. Better Buzz just opened in San Clemente and is opening in Laguna Hills. It would be cool if Irvine could get one of those.
