Hi ! Any realtors on here with insight on the Ovata and lily developments in great park ? Location price floor plans etc ? Worried about the location being too close to a busy street ...
 
It has a unique selling point of being just cross street from a future retail plaza which is long desired by GP residents. I know not everyone wants to live too close to retails, but some other may be willing to pay a premium for it. Just my two cents and I am not a realtor.
 
The Ovata and Lily developments in Great Park are pretty popular, and from what I know, they have modern floor plans. As for the location, some people do have concerns about being near busy streets, but it really depends on how the homes are laid out and if they have soundproofing or landscaping to block noise. It might be worth checking the area out in person to see how it feels.
I actually thought they were some of the most lackluster floorplans and designs I've seen in an SFR and not modern at all, but every product has a customer.
 
Taylor Morrison had done good work in OH recently and I have faith in them. The progress is going well daily, the location will ask for premium, it is closest to the actual Great Park among all communities.

I didn't think the floor plans were amazing, but they didn't seem terrible. But certainly not worth the price imo. However I think location is driving the price up.

Ovata didn't really seem desirable to me, especially seeing the model homes going up basically right against Great Park Blvd. 20 homes in Ovata will be right up against there.

What's crazy to me is that people are scooping up these homes without models even being complete - unless I'm missing something. 11 homes sold in Ovata, 8 homes sold in Lily.

FCBs don't seem particularly price sensitive or discerning when it's a new home in Irvine zoned to new schools.

That's long gone. Across the street is going to be more housing.
 
Is it even a good thing to live across retail? It’s going to be so congested and noisier than other areas. It’s worse than living near a clubhouse.
