Friday morning I listed a turnkey mid rise located at Central Park West in Irvine on MLS. The home was built in 2007 by Lennar Homes and features 2 bedrooms, 2 bathrooms, and a 2-car underground parking with 1,500sf of living space. The home is on the market for the first time and is listed at $1,000,000 to sell fast. This seller is the same person that I purchased the North Tustin home for as they were a contingent buyer at the time.

I'm actually curious what type of buyers buy these condos and why. From looking at the property tax amount it seems like there is MR, $800+ HOA fee, and poor school district.

The Mello Roos on this condo is about $1,500 per year. It is zoned to Santa Ana schools but the people that buy these condo in the airport area aren't looking to buy because of the schools (other than maybe buying it for their child who is or will be going to UCI).
 
The condo sold on Thursday. The recorded sales price was $940,800. The contract price was actually $960,000 as the buyer was a semi active licensed real estate agent but asked me to represent her so they wouldn't have to pay their broker the commission split so we reduced the price by the 2% buyer agent commission ($19,200) that we were offering to other agents. Congrats to both the buyer and seller.
