Thinking of buying in Portola Springs. Few questions…

It might sound like a silly reason but I don’t prefer the older parts of Irvine because there is no fiber internet service. I work from home and that is a must have for me. Obviously, this can change in the future and there are some pockets of areas with fiber but generally this is why I consider the newer builds.
Turtle Ridge homes were built starting in 2003 and they have Google Fiber. I’m not sure if that is considered old or new lol

Never showed up in my searches. I presume they are priced over $3 million.
Turtle Ridge is definitely typically high in price. Quail Hill also has Google Fiber now as well. It's possible that the filters when searching for places with Fiber aren't perfect either.

I looked again in those areas. There is no SFR under $3M with 4 bedrooms + loft and sf > 2700sf. There are indeed homes matching that criteria in West Irvine but I want to stay within IUSD. I prefer Eastwood and Stonegate to Portola Springs but they are priced higher. There is some inventory in that price range in both those villages but they are so close to the brush causing issue with insurance. You want to be at least 500ft from brush, ideally 1000ft. They require 1000ft if you want to use a dwelling value over $1m.

Yeah the selection is pretty slim in QH & TR right now unfortunately. Wait there are brush clearance issues in Eastwood and Stonegate? If so, I'm surprised because those are pretty well insulated from the fire zones. They are in the evac zone for sure, but I would never align those two with immediate fire danger.

I believe insurance companies do not care at this point. They simply measure distance to the closest brush. This is the case for AAA for sure. Mercury and Farmers are the two other major admitted insurers left. Farmers is super expensive. I believe Mercury is the most forgiving but they still care about the distance from brush.

When I checked last time, insurance companies recognized new OH site as "brush".
There was nothing there at that time.
Maybe they changed it due to constructions, but I don't know they are that responding.

I have been there several times and never smelled anything foul. Is it a few days of the year smell gets there?

Haven’t smelled anything over by the Portola Community Center area of PS. I would think only the homes closer to Sand Canyon or 133. Guessing Stonegate and Eastwood Village would also get some of it.

Most buyers that are paying 3M+ for homes in these new villages in Irvine don't even live there. They use it as a way to park their money overseas.

Stop spreading misinformation about the landfill smell in PS. The smell blows toward Eastwood and Stonegate, not PS. The Santa Ana wind blows west and southwest and PS is mostly south (and even southeast) of the landfill.

Im not it’s true. Smell it all the way to the toll road area of PS. Sorry to tell you.
