We recently visited some model homes in PS, which are priced at over $3 million. Personally, I find these prices to be exorbitant, particularly given that the middle school is located 6 miles away. The high cost per square foot in PS does not make sense to me, for those prices, we should receive a much higher quality home and a lot more lot space.

I don't think Foothill Ranch Town Center is crowded at all. Compared to Woodbury it's practically empty. The lines are about as long at Ralphs or Target as anywhere in Irvine at worst. Often it's actually pretty quick at most places, and given you have Target, Walmart, Ralphs, and a ton of other places it's really not bad at all.

The biggest complaint is that many many restaurants close by 8:00 pm or not much later, where as it seems places stay open later in Irvine.

I haven't noticed the FR Towne Center being crazy busy much either, but once GP is all built out, I can see it getting worse. The newest parts of the Great Park Neighborhoods basically border Lake Forest, so it's closer to go to FR than Woodbury at that point.

I can easily see the new Solis and Lunar park communities in GP using foothill as the primary shopping center. All those residents have to do is drive 2 miles up on Alton and you're there. Seems much more convenient than Woodbury.
 
HOA is $240/month for detached homes. Attached homes will be higher due to additional cost to maintain the roof and exterior. Mello Roos per year is based on sq footage but it will be approximately $7K for 2500-2700 sqft home, $9K for 2700-3000 sqft home, $11K for 3000-3300 sqft home and so on.

Yes, that's correct. The City of Irvine and Lake Forest's goal is simply to make money from builders and continue to extract money from residents; they don't care about schools at all. Some of the land that was initially designated for business centers has been sold to builders, who are now constructing homes on it. Luna Park is one large development with at least 800 homes. So, there is a need for elementary, middle, and high schools, but the city is more focused on making money. PS is very far, and home prices are overpriced and overhyped. It's also too far from shopping centers and highways (405, I-5)

I don’t know about them not caring about the schools, not completely accurate. Most of the new builds in Irvine over the past 25 years scaled up with new elementary schools added along within the communities. Loma Ridge was the second elementary added to Portola area just a few years ago. Portola area could benefit from its own middle school though, as it is a bit absurd that it feeds into Jeffrey Trail roughly 4 miles away which were designated for closer-by Woodbury, Stonegate, Eastwood Village etc. I am curious to see how Portola High enrollment will be in 10-14 years from now with all these young families in Portola and Great Park. But even the older Irvine elementary and high schools in Irvine got total makeovers and renovations, like older Deerfield Elementary and the contemporary-looking Performing Arts center that is still under construction at Irvine High.

Can maybe say that for LF with the meadows school drama. But with Irvine it's funded by MR I believe.
